The client is a multi award winning construction and integrated support services business with 48 years’ experience. Building for generations and working with select clients nationally, the company offers a holistic range of services; acquire, design, build, operate and maintain.

The client is looking to recruit an experienced Pre-Construction Project Manager with Commercial experience who will be working within our Special Projects division. You must have experience within the Construction industry and be able to multitask and hold a high level of attention to detail.

Responsibilities

  • Planning application compilation and co-ordination with the planning consultant
  • Manage design team pre-planning application and pre-construction stage
  • Review designs for buildability and cost efficiency
  • Obtain fee proposals and process orders in relation to planning applications reports and surveys
  • Input with project planner to produce programmes
  • Reassess cost plan during planning application compilation and pre-construction stage
  • Input with design manager to produce DRM, IRS & TQ’s
  • Review reports on title and STATS searches
  • Tender, appraise and place key subcontractor orders required preconstruction and thereafter manage accounts prestart on site
  • Preparation of order of cost estimates and cost plans including value engineering cost advice
  • Preparation of special projects / JV contract documentation.
  • Attending various meetings at all pre and post contract stages
  • Providing input into evaluation of potential sites across the UK.
  • Advising on and implementing procurement strategies
  • Managing the planning process from applications to discharge of conditions.
  • Procurement of professional design services from initial enquiries to appointment documentation
  • Preparation of tender and contract documentation.
  • Chairing and attending project and design team meetings
  • Preparation of development programmes with project planner
  • Review and negotiation of specifications for lease agreements.
  • Liaising and negotiating with tenant representatives.
  • Pre‑construction progress reporting to directors.

Requirements

  • Relevant degree
  • Main contractor background
  • Previous experience within the construction sector is essential
  • Strong IT Skills
  • Ability to build good relationships with external and internal stakeholders
