Commercial Manager – Social Housing
Location: Co. Tyrone
We are hiring for our client, a growing and highly reputable contractor, to appoint an experienced Commercial Manager to join their senior leadership team in Co. Tyrone.
This Commercial Manager role offers genuine influence across Social Housing frameworks, including NIHE and Housing Association contracts. The successful Commercial Manager will shape commercial strategy, strengthen governance, and drive financial performance across a strong pipeline of Response Maintenance works.

The Role
- Lead commercial performance across response maintenance contracts
- Oversee budgets, CVRs, forecasting, WIP and financial reporting
- Manage subcontractor procurement, negotiation and cost control
- Provide contractual advice to operational teams, protecting margin and compliance
- Act as senior commercial interface for key clients and frameworks
- Support tenders, variations and value engineering opportunities
- Ensure governance, audit readiness and risk managementMentor and develop junior commercial team members
The Person
- 5+ years’ experience in a Senior Quantity Surveying or Commercial role
- Degree qualified (BSc/MSc Quantity Surveying) or equivalent
- Strong contract administration and subcontractor management experience
- Commercially astute with proven leadership capability
- Experience within Social Housing or Measured Term Contracts desirable
- Full UK Driving Licence
