Job Description:

Responsibilities

  • Assist in establishing a client’s requirements and undertake feasibility studies;
  • Coordinating other members and stakeholders in the design team;
  • Preparing tender and contract documents, e.g. JCT, NEC forms and bespoke contracts;
  • Advising on and acting in accordance with CDM 2015, Principle Designer
  • Ensure projects are completed on budget and to schedule;
  • Advise clients on schemes, projects and determine requirements;
  • Prepare scheme designs with costings, programmes for completion of projects and specification of works;
  • Organise documents for tender and advise on appointing contractors, designers and procurement routes;
  • Undertaking a variety of surveys and inspections including condition surveys, dilapidation surveys. Determine the condition of existing buildings, identify and analyse defects, including proposals for repair;
  • Advise on energy efficiency, environmental impact and sustainable construction;
  • Deal with planning applications and advise on property legislation and building regulations;
  • Negotiate dilapidations (when there is a legal liability for a property’s state of disrepair);
  • Advise on the health and safety aspects of buildings;
  • Work with key stakeholders including DIO and TLB’s, utilising asset condition information, to develop future year billable works programme.
  • Set a Safety-First culture.
  • Ensure all legal responsibilities when delivering projects.
  • Proactively widen the available supply chain and seek to improve the levels of quality in delivery
  • Ensure projects are delivered to the appropriate legislative and JSP standards.
  • Identify opportunities for reducing carbon emissions throughout the build phase and the life cycle of the asset by working within JSP 450
  • Ensuring all projects have a formal brief, specifications, procurement plans and tender documents, and is robustly managed, in accordance with the contract.
  • Ensure compliance with policies and procedures and delivery standards for managing the delivery including compliance with Health and Safety requirements including the CDM Regulations and Control of Asbestos Regulations.

Qualifications

  • RICS (B.Sc. Hons – Building Surveyor) working towards chartered status
  • Driving license
  • Strong IT skills and knowledge of relevant software including AutoCAD and BIM
  • Technical knowledge and competence
  • Preferred but not essential IOSH/NEBOSH
  • Ability to gain Security Clearance
