The Role

We are seeking a Contract and Commercial Manager to lead commercial, contractual, and procurement activity across a varied portfolio of repairs, maintenance, cyclical works, compliance, and capital projects. This is a fluid and hands‑on role, offering full end‑to‑end responsibility — from early project proposals and procurement through to financial control, contract management, and final accounts.

You will act as a key commercial advisor, supporting operational teams, leading significant upcoming procurement exercises, and ensuring value for money across all repairs and maintenance and compliance contracts. The role requires agility, sound judgement, and the ability to adapt quickly to changing priorities.

This opportunity is ideally suited to a Quantity Surveyor who enjoys variety, is comfortable stepping beyond a traditional QS remit, and combines strong commercial capability with empathy and a collaborative approach.

Key Responsibilities

  • Lead commercial and contract management activity across repairs, maintenance, cyclical works, compliance, and capital programmes.
  • Provide expert advice on contract strategy, commercial risk, and procurement approaches.
  • Lead major procurement exercises, including the procurement of all repairs and maintenance contracts and the “big six” compliance areas.
  • Manage discrete contracts from inception to completion, including tendering, negotiation, cost control, and final account settlement.
  • Oversee budgets, forecasting, financial control, and risk management across multiple workstreams.
  • Support operational and repairs managers with contract performance, variations, and commercial decision‑making.
  • Build and maintain strong working relationships with contractors, consultants, and supply‑chain partners.
  • Contribute to continuous improvement of commercial processes, contract structures, and procurement frameworks.

What We’re Looking For

  • A strong Quantity Surveying background with demonstrable experience in contract and commercial management.
  • Excellent financial management skills, including cost planning, forecasting, and budgetary control.
  • Proven procurement experience, ideally within repairs, maintenance, compliance, or capital works environments.
  • Commercially confident, flexible, and comfortable managing multiple priorities simultaneously.
  • Empathetic and collaborative, with the ability to build trust across operational teams and external partners.
  • Comfortable working with ambiguity and stepping in to support wherever required.

Qualifications Required

  • Degree in Quantity Surveying or a related discipline (or equivalent experience).
  • Professional membership (RICS / CIOB) desirable.
  • Strong working knowledge of standard forms of contract (e.g. JCT, NEC, Schedule of Rates).
  • Full UK driving licence.
