Overview

Position: Block Property ManagerHours/Days: Monday to Friday 09:30 – 17:30Salary: £32k – £37k DOELocation: North West London

We are currently recruiting an experienced Block Property Manager on behalf of an independently owned Estate Management company based in one of North West London’s most vibrant and multicultural districts.

This Block Property Manager role offers favourable working hours and an opportunity to grow and develop under a senior management team boasting decades of experience in the industry.

Duties and responsibilities

The Block Property Manager shall be responsible for;

  • Oversee the day-to-day management of a portfolio of residential blocks across London.
  • Carry out regular site inspections to ensure properties are well-maintained and compliant with health and safety regulations.
  • Coordinate and manage planned and reactive maintenance, ensuring all repairs and works are completed to a high standard and within agreed timescales.
  • Liaise with contractors and suppliers for services such as cleaning, landscaping, staffing and security.
  • Prepare and manage service charge budgets, including the collection and allocation of funds.
  • Monitor expenditure and ensure it stays within the set budget, providing reports to clients on financial performance.
  • Approve and process invoices from contractors, ensuring value for money and the quality of services provided.
  • Assist with arrears collection and work closely with the finance team to address any outstanding payments.
  • Attend residents’ meetings, AGMs, and client meetings, providing updates on property management activities and future plans.
  • Arrange and manage buildings insurance, including handling claims and ensuring adequate coverage for all properties.
  • Liaise with solicitors and leaseholders on any legal matters, including lease queries, disputes, and compliance with lease covenants.
  • Ensure that Section 20 consultation processes are carried out correctly for major works.
  • Oversee major works projects, ensuring compliance with the necessary regulations and that they are completed within budget and timescale.
  • Work with contractors, surveyors, and other professionals to ensure large-scale works are carried out efficiently and meet the required standards.

Qualifications

All applicants for the Block Property Manager position must meet the following criteria:

  • A minimum of 2 years consistent experience in a block property manager position
  • Live within a 45 minute commute of Camden
  • Have good working knowledge of all relevant legislation
  • Exceptional organisational skills
  • Good financial acumen
  • Excellent client relationship management and customer service skills
