Qualifications & educational requirements

Full licence: Class 3G and 3H registered Building Inspector is mandatory. Class 4 (Technical Manager) registration considered desirable or willingness to pursue is acceptable.

Job Purpose

To support the Director of Building Control in delivering a technically robust, profitable, client‑focused compliant service while leading and growing the Complex & Commercial Building Control team. Responsibilities include commercial development of complex, commercial, mixed‑use and special building projects, managing assessment of building regulation applications and fostering client relationships.

Key Responsibilities

  • Oversee, manage, develop, grow a team of specialist building control professionals in primary commercial, complex, mixed‑use and special building control functions and manage the higher‑risk building (HRB) run‑off to agreed targets and KPIs.
  • Support the Director in promoting MDWSS Building Control Services in line with sales and business objectives, engaging customers to sustain and grow profit‑generating income.
  • Take responsibility for own workload, including assessment of building regulation applications for complex, commercial, high‑rise and other non‑residential projects. Act as the primary contact for clients and designers during the design phase and any design amendments during construction.
  • Assist in resolution of problems via persuasion, negotiation and formal proceedings relating to initial notices, design approvals, site work and final certificates.
  • Carry out site inspections of ongoing or completed building work and attend sites as needed for pre‑start, principal designer, principal contractor or client meetings.
  • Collaborate with the Director of Building Control, Head of Building Control Technical Delivery and Head of Building Control Regulatory Operations to manage resources, develop the business, achieve KPIs, monitor developments and maintain compliance with operational standards and professional conduct rules while meeting profit targets.
  • Provide technical oversight of the operational Complex & Commercial Team per the Supervision and Technical Oversight policies, acting as the escalation point for day‑to‑day technical queries and issues.
  • Help develop and maintain technical and procedural auditing processes with the Head of Building Control Regulatory Operations, assisting with system technical audits of surveyors/inspectors to meet quality standards, objectives and KPIs.
  • Assist in preparing bespoke quotes for complex and commercial building services, ensuring quotes are generated, communicated and recorded in accordance with policy and KPIs.
  • Support complaint handling for relevant building control complaints, ensuring resolution as per policies and processes.
  • Partner with the Head of Building Control Regulatory Operations to develop policies and procedures for the Complex & Commercial Team and support operation of the company quality management system where needed.
  • Other reasonable duties appropriate to the role.

Key Skills & Experience

  • Comprehensive knowledge of Building Regulations, associated legislation, technical/procedural guidance, rules and construction standards.
  • Basic understanding of general insurance principals and terminology.
  • Experience of working strategically and developing excellent processes and procedures.
  • Experience of managing and leading remote teams.
  • Ability to conduct site inspections to assess quality and root cause of building defects.
  • Commercial awareness and teamwork capability.
  • Ability to meet deadlines and manage workload within agreed parameters.
  • Working knowledge of MS 365 suite (Word, Excel, Outlook, SharePoint).
  • Ability to build good working relationships with other construction professionals and the public.
