Team Overview
Turner & Townsend is expanding its Engineering Consultancy team and is looking for an experienced Mechanical Engineer to join a market‑leading technical asset management team on a full‑time permanent basis. The role focuses on commercial buildings, delivering a range of mechanical and electrical (M&E) asset engineering services including technical due diligence, dilapidations, M&E audits, technical/condition surveys and PPM/life‑cycle costing.
Role Summary
Associate/Senior Engineer level within a team of 15 professionals based in London’s West End, working with internal and external investors and occupiers across the UK (and occasionally in Europe), delivering building surveying instructions profitably and on time.
Responsibilities
- Implement and deliver professional building services engineering across a varied range of instructions.
- Manage client and project teams to deliver high‑quality, timely building services instructions profitably.
- Deliver instructions (surveys & reports) from inception to completion with minimal supervision.
- Survey and report on:
- Technical due diligence reviews of buildings (individual or portfolios) for vendors, investors and occupiers; coordinate specialist consultancy reports.
- Planned Preventative Maintenance inspections and reporting.
- Sustainability advice and Net‑Zero/decoration strategy.
- Preparation of schedule of dilapidations and support negotiation of settlements on behalf of landlords or tenants.
- Preparation of provisional dilapidations assessment reports for occupiers.
- Asset verification and life‑cycle plans/forward maintenance registers.
- Preparation of performance specification documentation, running of tender process and contract administration of refurbishment projects.
- Comply with T&T PJM/CBRE policies and management systems.
- Work in compliance with quality management procedures.
- Contribute positively to the wider Building Surveying business plan and revenue targets.
- Develop client relationships and explore opportunities for future business.
- Identify business opportunities for Engineering Consultancy services.
Qualifications
- Essential: Experienced Asset Engineering Engineer (Building Services) with technical asset management skills and understanding of design; qualified to at least HNC/HND level.
- Desirable: Relevant Mechanical or Building Services Engineering degree or equivalent, Chartered status desirable.

Experience
- Essential: Experience working within an engineering or property consultancy team focused on building services.
- Understanding of mechanical, electrical, life safety and public health installations and ability to assess condition.
- Experience managing technical, specialist contractors.
- Desirable: Significant experience in the commercial M&E industry; network of M&E supply chain and industry contacts.
