Overview

Building Services Manager – Inverness. An opportunity has arisen to join Morrison Construction as the Building Services Manager. Ideally based in or around the Inverness area with the opportunity to travel across multiple sites/projects in the Highland Region.

What you will be doing

As Building Services Manager you will manage the production of outsourced design and direct the design and installation of services and associated builders work to meet project targets of time, cost, and quality. You will manage the Mechanical and Electrical Services Consultants and Sub Contractors throughout the design, installation, testing and commissioning of the services installation. The role is for experienced M & E Managers who have the desire and capability to take on greater responsibility.

  • Manage the relationships with the client, subcontractors, project and design teams for the efficient development and delivery of Mechanical and Electrical Services designs on a project or bid.
  • Assist the design manager and lead the Mechanical and Electrical Services design process in accordance with our Building Management System.
  • Apply and monitor compliance with CDM 2015 and the principle of prevention and safety in design.
  • Identify and mitigate design risk and realise opportunities through all stages of a bid or project.
  • Assist in the selections of Mechanical and Electrical Services designers for a project and ensure competency checks are undertaken.
  • Develop and agree the scope and responsibilities for consultants and invite fees for the compilation and management of the project fee schedule.
  • Develop the design programme in conjunction with the design team and develop, manage, monitor and report on the Information Release Schedules and progress and quality of design deliverables in line with programme requirements.
  • Manage statutory and 3rd party processes such as dealing with utility connections.
  • Undertake reviews and liaise with the design team and designing subcontractors to ensure the design is fully co-ordinated, with sequencing and buildability considered.
  • Liaison with internal and external information managers to ensure that all information is named and filed correctly in accordance with our Building Management System and good industry practice.
  • Undertake site inspections to assist the site-based team to ensure the As-built product meets the design criteria.
  • Manage all discipline sub-contractors to produce a detailed contract programme for their respective works relating to the overall contract programme.
  • Develop a “Best Quality” culture with sub-contractors. Set high standards with regard workmanship. Accept only the best quality and reject inferior workmanship ensuring compliance with our quality procedures.
  • Ensure all sub-contractors carry out their construction work in compliance with the Drawings and Specification.
  • Maintain a professional and co-operative relationship with all internal and external stakeholders through agreed procedures.

About You

  • Qualification in a recognised Building Services subject to HNC / Degree Level.
  • Previous experience of working with a Main Contractor in a Building Services Role may be an advantage.
  • Experienced in and knowledge of CDM 2015 regulations.
  • Experienced and knowledge of the requirements of the Scottish Technical Standards.
  • Aware of H&S responsibilities and adherence to company policies.
  • Able to read and interpret design and construction programmes.
  • Understands buildability and will challenge if designs do not meet the sequencing or construction methodology.
  • Analytical with advanced problem-solving skills.
  • Ability to review British Standards and consideration of practical applications.
  • Able to develop ideas and present concisely.
  • Excellent communicator able to engage with senior stakeholders.
  • Able to demonstrate commercial acumen and managing of Mechanical and Electrical Services design change process.
