T Vaughan Ltd is a specialist Enabling, Groundworks, Civil Engineering and RC Frame company based in Brentwood, Essex. We employ a select group of individuals with the professional knowledge and practical skills to provide a high-quality service, tailored to our clients’ needs. Current projects range in value from £500k to £10 million. As a company we operate within a fast-paced environment across a diverse range of projects, primarily in London and the South East but with projects stretching across the whole of England.

About the Role

We are seeking an experienced Quantity Surveyor to join our commercial team. Reporting to the Senior Quantity Surveyor and Contracts Manager, the successful candidate will take ownership of the commercial management of assigned projects, supporting junior commercial staff where applicable.

Key Responsibilities

Commercial Management

• Manage and oversee the commercial running of assigned projects, ensuring accurate and timely valuations in line with contractual requirements

• Prepare and submit applications for payment, track payment certificates, and follow up on outstanding payments

• Identify, record, and value variations and dayworks

• Negotiate, agree, and close out final accounts

• Issue and manage Early Warning Notices (EWNs), Extensions of Time (EOTs), and associated tracker documents

• Review project cost reports and P&L reports monthly, taking proactive steps to maintain project profitability

• Ensure compliance with contractual obligations, payment terms, and construction law

Tendering & Cost Management

• Price, forecast, and negotiate the cost of materials and resources

• Prepare tender documents, contracts, budgets, bills of quantities, and other commercial documentation

• Track design and construction changes and adjust budget projections accordingly

• Perform risk, value management, and cost control throughout the construction programme

• Advise on procurement strategy and identify and respond to commercial risks

Subcontractors & Supply Chain

• Procure subcontractors via the approved PQQ process

• Arrange and approve subcontractors’ payment notices and payments

• Allocate work to subcontractors and oversee their performance at all stages of construction

• Select and source construction materials in line with project specifications and budget

Contractual & Legal

• Provide advice on contractual claims and disputes

• Maintain up-to-date awareness of building contracts in current use, including JCT and NEC

• Proofread, advise on, and negotiate contractual obligations in the interest of the company prior to entering into contract

Stakeholder & Team

• Liaise with clients and construction professionals including site managers, project managers, and site engineers

• Support and guide Assistant QS and junior commercial staff where applicable

• Build and maintain strong client and stakeholder relationships

• Promote high standards of health and safety on site at all times
