Position

We are seeking an experienced Mechanical Onsite Project Manager to lead the delivery of mechanical services on a 179-unit residential development in Guildford. The role involves full on-site responsibility for mechanical installations from first fix through to commissioning and handover, ensuring high-quality delivery in line with programme and budget.

Key Responsibilities

  • Oversee all mechanical installations across 179 residential units, including:
  • Domestic heating systems (ASHP)
  • Ventilation systems (MVHR/MEV)
  • Plumbing and public health services
  • Manage the full lifecycle of the project: first fix, second fix, testing, commissioning, and handover
  • Coordinate with main contractor, site management team, and other trades to maintain programme
  • Supervise subcontractors and direct labour on-site
  • Ensure compliance with UK building regulations and health & safety standards
  • Monitor progress, track milestones, and report on programme status
  • Manage quality inspections, snagging, and defect resolution
  • Oversee commissioning processes and ensure systems are fully operational
  • Support procurement and ensure timely delivery of materials and plant
  • Attend and lead site meetings with stakeholders

Requirements

  • Proven experience managing mechanical packages on residential developments (ideally 100+ units)
  • Strong knowledge of:
    • Domestic plumbing & heating systems
    • Ventilation systems (MVHR/MEV)
    • Apartment block plant rooms
  • Experience delivering projects from pre-construction through to handover
  • Good understanding of UK Building Regulations (Part L, Part F, etc.)
  • SMSTS certification
  • CSCS (Black or Gold card preferred)
  • Relevant qualification in Mechanical Engineering / Building Services (HNC/HND/Degree)
  • Strong leadership and coordination skills

Desirable Experience

  • Experience with high-rise or multi-block residential schemes
  • Knowledge of district heating / communal systems
  • Familiarity with QA software (e.g., Field View, SnagR)
  • Experience working with housing developers or main contractors
