Building Services Manager (M&E / Design & Delivery)

Location: Thetford

We are recruiting for an experienced Building Services Manager to join a contractor design team delivering a range of building and engineering projects from £100k to £30m+.

Projects include commercial, residential, industrial, healthcare and education schemes, with a focus on quality, sustainability and technical excellence.

This role will involve design coordination, technical review, commissioning and site support across the full project lifecycle.

Key Responsibilities

  • Review tender drawings and specifications for compliance with:
    • Building Regulations
    • Health & Safety legislation
    • Environmental standards
  • Assess subcontractor proposals, identifying risks, gaps and opportunities
  • Provide technical support to both design and construction teams
  • Coordinate M&E design, installation and commissioning activities
  • Carry out site inspections, monitoring and defect identification
  • Review subcontractor design against:
    • Employer’s requirements
    • Industry standards
    • Buildability
  • Manage commissioning, testing and handover processes
  • Review energy performance, sustainability and building performance targets (e.g. BREEAM)
  • Support tender submissions and attend client / progress meetings
  • Mentor junior staff and support team development

Requirements

  • Degree in Mechanical, Electrical or Building Services Engineering
  • Minimum 10 years’ experience in M&E design, coordination or delivery
  • Background working with:
    • Main contractors
    • Consultants
    • Developer design teams
  • Strong understanding of:
    • Building Regulations
    • CIBSE / BSRIA guidance
    • British and European standards
  • Ability to manage both design and site delivery aspects

Desirable

  • Professional membership (ACIBSE, MIET or similar)
  • Knowledge of TM52, TM54, TM59, TM65
  • Experience across both mechanical and electrical disciplines
