Strategic Planning and Execution
- Implement comprehensive hard services maintenance strategy for 22 Bishopsgate.
- Seek innovation in building services operations and maintenance techniques, fostering a culture of continuous improvement for the benefit of occupiers and the client.
Building Systems Management
- Ensure the optimal performance of all building systems through effective strategies. Implement innovative engineering, data networks and system solutions to improve efficiency, reliability, and sustainability.
- Take a major part in the integration of smart building technologies and automation systems, keeping 22 Bishopsgate at the forefront of modern building management practices.
Resource Optimisation & Service Partner Leadership
- Lead delivery relationships with relevant service providers and vendors, ensuring they meet performance standards and align with 22 Bishopsgate’s objectives.
- Manage contracts, set KPIs, and oversee service delivery to maintain high‑quality building operations and maintenance.
Sustainability and Compliance
- Ensure compliance with relevant regulations, health and safety standards, and industry best practices.
- Develop and input into sustainability initiatives to reduce energy consumption and environmental impact. Support implementation.
Team Leadership and Development
- Foster a culture of excellence, innovation, and continuous learning within the service providers and set an example with the JLL team.
- Act as an advocate of the organisation’s people objectives, culture and principles.
Deputise for the Head of Building Services and Projects in relevant matters.
Stakeholder Management
- Liaise with building occupants, property management, and other stakeholders to address concerns and communicate hard service maintenance matters.
- Engage with the wider JLL Engineering team to drive a culture of development innovation and growth.
Budget Management
- Develop the detailed annual hard services service charge and capital replacement budgets for maintenance activities and replacement projects.
- Monitor and report expenditures and ensure cost‑effective use of funding, balancing financial considerations with operational needs.
Emergency Response and Business Continuity
- Contribute to developing and maintain emergency response plans for building systems and infrastructure failures.
- Ensure rapid response to critical issues to minimise disruption to building operations. Be part of the overall BCP response for the building.
Statutory Compliance and Health & Safety
- Ensure full compliance with all relevant statutory regulations, COPs, and health and safety standards for areas of control.
- Ensure safe systems of work principles and procedures are in use with relevant contractors.
- Conduct regular risk assessments, safety audits to promote a safe working environment for all occupiers, staff, and contractors.
