TDM Recruitment are working with a leading national housebuilder who are seeking an experienced Technical Coordinator to join their expanding team near Guildford.

The Role:
Reporting to the Senior Technical Manager, you will provide technical support across multiple residential developments, ensuring all projects are delivered in full compliance with Building Regulations, NHBC standards, and Local Authority planning conditions. You will act as the technical liaison between design teams, contractors, consultants, and statutory authorities.
Key Responsibilities:
• Coordinate design information and technical submissions for residential developments
• Manage Building Control applications, approvals, and site inspections
• Liaise with NHBC, Warranty Providers, and Building Control bodies
• Discharge planning conditions and manage Local Authority correspondence
• Review and approve technical drawings, specifications, and details
• Coordinate consultant input (Structural Engineers, M&E, Drainage, etc.)
• Manage technical queries from site teams and subcontractors
• Ensure compliance with Approved Documents, NHBC standards, and warranty requirements
• Attend design meetings, technical reviews, and site inspections
• Monitor and implement changes to Building Regulations and construction standards
• Support pre-construction planning and tender processes
• Maintain technical filing systems and document control procedures
What We’re Looking For:
• Previous experience in a Technical Coordinator, Technical Assistant, or similar role within residential housebuilding
• Strong working knowledge of Building Regulations (Approved Documents A-P)
• Understanding of NHBC standards and warranty requirements
• Experience managing Building Control and planning condition discharges
• Ability to read and interpret technical drawings and specifications
• Excellent communication skills and stakeholder management abilities
• Strong organisational skills with ability to manage multiple projects simultaneously
• IT proficiency including Microsoft Office and ideally experience with AutoCAD or similar
• HND/Degree in Construction Management, Building Surveying, Architectural Technology, or related discipline (desirable)
• Full UK driving licence
Project Types:
You will support a variety of residential schemes including private sale houses and apartments, affordable housing, and mixed-tenure developments ranging from 50-300 units across Surrey, South London, and surrounding areas.
