Site Manager
We are recruiting for an experienced Site Manager to join our North West Region, based at sites across Preston.
The role requires excellent communication and flexibility, dealing with a wide variety of people—from construction professionals to customers.
Main Duties
- Plan and record progress in accordance with the company’s approved methods.
- Ensure all builds are produced to a consistently high standard of quality in line with relevant standards and regulations.
- Deal promptly and effectively with any customer queries during the production cycle.
- Appoint and manage employed and labor-only sub-contractors appropriate for the site.
- Co‑ordinate labour and materials to meet the production programme, maintaining the optimum level of materials on site.
- Monitor the output of all persons working on site and sign work off for payment, ensuring required standards of quality.
- Initiate all inspections made under the Building Regulations and liaise with inspectors whilst on site.
- Supervise and inspect all road and sewer construction on site.
- Organise the connection of all services to occupation in a timely manner.
- Conduct pre‑completion inspections of properties with purchasers and record any outstanding works.
- Ensure all activities on site comply with statutory H&S Law and site‑specific RAMS.
- Accommodate reasonable requests from the sales team regarding the preparation and maintenance of show homes promptly.
- Take responsibility for all compound security and all properties.
- Assist the Customer Care Team by ensuring maintenance works are completed in a professional and efficient manner.
- Attend necessary meetings to fulfil duties.
- Comply with and uphold company policies and procedures.
- Undertake additional tasks as reasonably required from time to time.
Essential Skills / Attributes
- Full driving licence.
- Management or supervisory role on a new‑build residential construction site.
- Managed jobs from inception to completion.
- SMSTS certification and First Aid training.
- Competency with project planning, site health & safety, and commercial awareness.
- Good people‑management, problem‑solving, and time‑management skills.
- Excellent attention to detail and a desire to succeed.
