Commercial Chartered Surveyor / Property Manager
£70,000 – £80,000 DOE + Bonus + Clear Progression to Partner
Guildford | Hybrid (up to 3 days WFH)
We’re working with a friendly, independent commercial property consultancy based in Guildford. They specialise in property and asset management across office, retail, industrial, aviation, and mixed-use portfolios.
The team is small (around 10 people), close-knit, and genuinely collaborative. They mainly manage central London portfolios for high-net-worth individuals, private investors, and boutique property companies. It’s a hands-on environment where relationships really matter, and they pride themselves on being more agile and personable than the bigger corporate firms.
They’ve built a strong reputation for being proactive and for developing long-term client relationships. There’s very little red tape, and you’ll have real autonomy in your role, plenty of client exposure, and a genuine say in how the business evolves.
Due to continued growth, they’re now looking for an MRICS-qualified Commercial Property Manager to join in a senior, client-facing role. You’ll take ownership of a varied, London-focused portfolio.
What you’ll be doing
- Managing a diverse commercial portfolio (office, retail, industrial, mixed-use)
- Acting as a key point of contact for both landlords and occupiers
- Preparing and overseeing service charge budgets (RICS compliant)
- Handling rent reviews and lease renewals
- Advising on lease matters (assignments, variations, surrenders)
- Making sure lease compliance and statutory obligations are met
- Coordinating with managing agents, contractors, and advisers
- Supporting business development and spotting new opportunities
- Providing out-of-hours support when required
About you
- MRICS Chartered Surveyor
- Solid experience in commercial property management
