The Opportunity
With high‑quality head office space in Cheltenham and a potential office base in Bristol, Kapital Real Estate is seeking a highly capable Property Management Surveyor, ideally at Senior Surveyor level, to join its growing team.
This is a key appointment and will initially involve working with the Associate Director and Property Manager on the day‑to‑day asset and property management and strategic oversight of various assets in the portfolio, including:
- A large industrial business park in Didcot
- A multi‑let, Grade A head office building in Cheltenham
- A multi-let, mixed use (offices & retail), best in class period building in Cheltenham
- A modern, multi let industrial estate near Cirencester
- Various upmarket high‑street retail units in Cheltenham’s prestigious Montpellier area
This role offers the opportunity to play a meaningful part in the long‑term growth strategy of Kapital Real Estate, within a supportive and forward‑thinking business.
Key Responsibilities
Day‑to‑Day Management: Oversee property management operations, maintenance and tenant relations across the portfolio, ensuring a high standard of service delivery.
Asset Performance: Monitor property performance, occupancy levels and market trends, making recommendations to enhance rental income and asset value.
Rent & Budgets: Manage rent collection and service charge budgets, alongside handling lease renewals, rent reviews and lettings activity, via external agent’s.
Tenant Engagement: Build and maintain strong relationships with occupiers to promote retention and satisfaction.
Technology & Reporting: Use property management software (including Re‑Leased) and accounting systems (Xero) to ensure efficient processes and accurate reporting.
Financial Reporting: Prepare regular income and expenditure reports and identify opportunities to optimise revenue and control costs.
Person Specification
The successful candidate will demonstrate:
- Proven experience managing multi‑let properties across all sectors
- Sound knowledge of landlord and tenant law, health & safety, statutory compliance and insurance requirements
- Strong financial acumen, including budgeting, forecasting and reporting
- Excellent communication, negotiation and relationship‑management skills
- Confidence using property management systems and MS Office
- A RICS‑accredited degree and MRICS status (preferred)
Employment Benefits
Salary: £50,000 – £60,000 per annum (depending on experience)
