Overview
Be part of a leading operator in the UK residential sector as General Manager – Build-to-Rent (BTR) in Manchester. This is a pivotal, end-to-end leadership opportunity for a dynamic individual to shape the resident experience, drive financial performance, and lead the operational delivery of a major BTR asset.
Core responsibilities
- On-site leader with ownership of asset performance, including operational mobilisation, driving leasing and occupancy, managing financial outcomes, and ensuring an exceptional community and resident living experience.
- Commercial & Financial Performance: responsibility for occupancy, revenue, and retention targets; overseeing rent collection, managing the operational budget, and reporting on the asset’s P&L to the client’s executive team.
- Operational Management: day-to-day running of the entire development, including property maintenance, facilities management, security, and cleaning contracts, ensuring standards are consistently high.
- Team Leadership: recruiting, training, mentoring, and motivating the on-site team, including Leasing Managers, Resident Services Managers, and Maintenance Technicians, fostering a high-performance, resident-centric culture.
- Resident Experience & Community Building: developing and executing a best-in-class resident engagement strategy; overseeing the programming of amenity spaces and community events to maximise resident satisfaction and retention.
- Compliance & Risk: ensuring complete statutory compliance, adherence to Health & Safety regulations, and robust risk management across the site.
- Leasing & Marketing Support: working closely with the Head Office team to ensure effective marketing strategies are in place, managing the leasing lifecycle from inquiry to move-in.
Skills & Qualifications
- Experience: Proven leadership experience (minimum 3+ years) as a General Manager, Head of Operations, or Senior Manager within the BTR sector, or from related customer-focused industries such as premium hospitality, student accommodation, or retail management.
- Commercial Acumen: demonstrated success in managing large budgets, driving sales/leasing performance, and delivering strong financial results (P&L responsibility is highly desirable).
- Leadership: excellent team leadership, coaching, and people management skills, with the ability to build and lead a service-driven team from scratch.
- Customer Focus: a passion for delivering a five-star resident experience and building thriving communities.
- Compliance: strong understanding of UK residential tenancy law, property legislation, and Health & Safety requirements.
- Qualifications: relevant degree or professional qualification (e.g., in Property Management, Business Management, or Hospitality).
