Operations Director – Property Services (Repairs, Maintenance & Retrofit)

About the Role

We are recruiting an experienced Operations Director to lead the delivery of repairs, maintenance, planned works, and retrofit services across a portfolio of social housing contracts in the South East.

This is a senior leadership role responsible for ensuring high-quality, compliant, and commercially successful service delivery. You will oversee multiple contracts, lead operational teams, and build strong relationships with housing association and local authority clients.

Key Responsibilities

  • Lead the operational delivery of responsive repairs, voids, planned maintenance, and retrofit programmes
  • Drive performance across multiple contracts, ensuring KPIs, SLAs, and client expectations are consistently met
  • Oversee compliance across all works (gas, electrical, fire safety, water hygiene, building safety)
  • Build and maintain strong client relationships with housing associations and local authorities
  • Lead and develop high-performing operational teams across multiple regions
  • Ensure commercial performance, cost control, and contract profitability
  • Identify and deliver continuous improvement and service transformation initiatives
  • Support business growth, mobilisation of new contracts, and strategic planning
  • Work closely with senior leadership on financial forecasting, risk management, and operational strategy

About You

  • Proven senior leadership experience within a social housing contractor or property services environment
  • Strong background in repairs, maintenance, planned works, or retrofit delivery
  • Excellent understanding of compliance and statutory requirements in social housing
  • Track record of delivering operational performance across multiple contracts or regions
  • Strong commercial awareness with experience managing budgets and driving profitability
  • Confident managing client relationships at senior level
  • A hands‑on leader who can balance strategy with operational delivery
