About Two

Two is part of the Workplace Futures Group, a collective of specialist companies shaping the future of workplace design, build, and management. We deliver agile, insight-driven, and beautifully executed workplace solutions for clients who want spaces that perform as well as they look. At Two, we focus on fast, flexible, design & build projects that balance creativity, cost certainty, and speed to market.

The Role

As Project Director, you will lead the front-end (pre-construction) phase of our commercial design & build projects—owning the pathway from initial client engagement and pitch through to contract award, and setting each project up for a controlled, high-quality delivery. You will act as the senior point of accountability across brief development, feasibility, programme, cost, design coordination, risk, and client leadership.

Key Responsibilities

• Lead early-stage client engagement and pre-construction strategy

• Own bid, pitch and proposal processes

• Provide senior leadership across design, technical, commercial and delivery teams

• Oversee feasibility, buildability and risk management

• Direct cost planning, value engineering and programme development

• Lead supply-chain engagement during pre-construction

• Ensure robust handover into delivery teams

• Build and develop your own network, acquiring new leads.

Skills & Experience

• Strong background in pre-construction within commercial design & build

• Proven experience leading bids and shaping projects to contract award

• Strong commercial and programme control capability

• Confident client-facing leadership style

• Degree or equivalent experience in a construction-related discipline
