Our client are seeking an experienced Project Manager (No.1) to lead the delivery of a new build 70‑bed care home in Whitstable, Kent. This is a 3‑storey reinforced concrete (RC) frame project with an 18‑month programme, requiring a strong leader capable of managing the scheme from early construction through to completion and handover.
Key Responsibilities
- Take full responsibility as No.1 on site, reporting to senior leadership
- Manage the project programme, ensuring delivery on time and within budget
- Coordinate and lead site teams, subcontractors, and suppliers
- Oversee all phases of the build, with a focus on RC frame and superstructure delivery
- Maintain high standards of health & safety, quality, and compliance
- Chair site meetings and provide regular progress reports to stakeholders
- Manage client relationships and ensure expectations are met or exceeded
- Identify risks and implement mitigation strategies
Requirements
- Proven experience as a Project Manager / Senior Site Manager on similar projects
- Strong background in RC frame construction and multi‑storey developments
- Experience delivering care homes, residential, or healthcare schemes (preferred)
- Ability to manage projects as the lead (No.1) on site
- Excellent leadership, communication, and organisational skills
- Strong commercial awareness and programme management capability
- Relevant construction qualifications (e.g. HNC/HND/Degree or equivalent)
- SMSTS, CSCS (Black/White), and First Aid certification
