Role Overview
We have an exciting opportunity for a Regional Corporate Real Estate Portfolio Manager to join the Global Corporate Real Estate Team based from our Maidenhead Office. This role will be responsible for managing and directing a corporate office real estate portfolio of multiple offices spread over multiple countries including the UK and EMEA. The position will provide a strategic approach to portfolio planning, leasing, and facilities management for a regional portfolio in line with the company’s growth strategy, risk appetite, cost controls and environmental footprint. It will also be responsible for managing the capital and operating expense budgets for the assigned region.
Key Responsibilities
- Lead complex lease negotiations and fit‑out projects for multimillion‑dollar budgets, acquisitions of new offices and disposition of excess leased office locations.
- Lead an internal and external team consisting of project managers, facilities managers and administrators.
- Ensure delivery and governance of all aspects of property management, physical security and health & safety (in coordination with the Corporate EHS team) across the assigned portfolio.
- Influence decision making through accurate, timely reporting to executive and senior leadership.
- Provide strategic, business‑focused advice and consultative solutions to executive and team members on design and delivery of regional corporate real‑estate programs. Coordinate health and safety, security, business continuity and insurance aspects.
- Responsible for regional portfolio OpEx and CapEx budgets. Work with Finance to update and close out projects while tracking planned versus actual costs. Work with consultants to project costs.
- Prepare and present business cases that evaluate real‑estate options based on cost analysis for executive decision making, approval and implementation. Prepare annual housing budgets for assigned regional offices.
- Manage all regional brokerage relationships. Conduct market research and drive new lease negotiations. Review, maintain and administer lease contracts.
- Develop and maintain strong customer relationships with all FM field office management.
- Direct all aspects of project management: legal, financial, contractual and technical. Accountable for end‑to‑end delivery of new capital build‑outs from a cost and quality perspective. Results measured via financial results vs. plan and operational objectives.
- Collaborate with internal and external legal advisors on the design and delivery of corporate real‑estate programs. Maintain accurate legal documentation of all lease transactions and leased property.
- Attract, manage and develop strong internal teams in the region; provide appropriate leadership, structure, coaching and development.
Qualifications
- Bachelor’s Degree in Real Estate, Business or related field.
- Minimum 10 years experience managing corporate real‑estate in the UK and ideally across the EMEA territory.
- Experience negotiating a wide range of real‑estate, construction and facilities contracts.
- Demonstrated ability to understand business strategy and translate it into portfolio, location, and workplace decisions that balance cost, risk and growth.
- Ability to complete financial analysis and budgeting.
- Understanding of operation reconciliation process, real‑estate taxes and insurance.
- Understanding of architectural design, workplace strategies, construction practices and project finances.
- Decisive leadership of multidisciplinary, cross‑functional teams drawn from external and internal resources.
- Excellent understanding of legal issues surrounding lease language and conducting business internationally.
- Excellent communication and organizational skills.
- Strong customer service orientation.
- Proven ability to build strong relationships both internally and externally.
- Ability to operate effectively through periods of ambiguity and complexity.
- Familiarity with Yardi is a plus.
