Role Overview

You'll be the go‑to person for big, complex estate partners – think Network Rail, TfL, utilities, councils and airports – building long‑term relationships and landing the deals that keep our sites live (and growing). You will negotiate acquisitions and renewals, steer estate management, and serve as the calm escalation point when commercial or property issues heat up. You will also spot new ways to unlock value across portfolios (site‑sharing, smart collaborations, better use of real estate) and drive projects from idea to delivery on time, on budget and to a high standard.

What You’ll Do

  • Lead senior relationships with portfolio providers; negotiate frameworks and Code agreements.
  • Own the end‑to‑end programme: renewals, acquisitions, upgrades and transactions – protecting tenure and continuity.
  • Drive performance: delivery, governance, forecasting and Capex/Opex targets with clear visibility of progress.
  • Keep the portfolio commercially healthy: P&L focus, value unlocks, and cost control.
  • Be the main escalation point – solve issues fast and keep stakeholders aligned.
  • Partner closely with Property, Estates, Legal, Finance and Operations to get deals done smoothly.
  • Improve how we work: process tweaks, governance upgrades and supplier performance management.
  • Manage risk and compliance (company standards, H&S, environment, BC and info security) to avoid surprises and extra costs.

What You’ll Bring

  • Considerable telecoms property functional knowledge gained from working in a mobile network environment.
  • Experience of telecoms asset management and/or site portfolio management (preferred).
  • Extensive experience delivering material volumes of sites against agreed targets.
  • Considerable experience managing 3rd‑party suppliers.
  • Experience working under pressure in a complex and changing environment.
  • Knowledge of property litigation, including the Electronic Communications Code and Landlord & Tenant Act legislation in the UK.
  • Commercially astute.
  • Excellent interpersonal skills and ability to manage stakeholders of varying levels and across matrix organisations.
  • Excellent written and verbal communication skills.
  • Sound negotiation skills.
  • Strong planning and organisational ability to deliver business results.
