We are seeking an experienced and motivated Commercial Manager to join our growing team in Scotland. The successful candidate will play a key role in overseeing the commercial and financial management of major construction projects, ensuring all works are delivered in line with budget, programme, and quality expectations.


Key Responsibilities:

  • Collaborate with project teams, clients, architects, suppliers, and contractors to manage the commercial aspects of the construction project through to completion.
  • Lead contract negotiations and manage project costs, ensuring commercial performance is maintained throughout the lifecycle of the project.
  • Identify and procure the most suitable suppliers and subcontractors based on project requirements, budgets, and programme demands.
  • Prepare, monitor, and control project budgets, ensuring all costs are accurately tracked and reported while maintaining financial accountability across projects.
  • Work closely with architects and design teams to identify required resources, materials, and commercial solutions for construction works.
  • Oversee one major project or multiple concurrent projects, ensuring all commercial objectives and deadlines are achieved.
  • Provide leadership, guidance, and mentoring to junior Quantity Surveyors and commercial team members as part of the wider project delivery team.
  • Monitor project programmes and coordinate with Quantity Surveying and CCS teams to ensure accurate commercial reporting and forecasting.
  • Prepare and manage procurement schedules, health & safety documentation, and quality reporting in line with company procedures.
  • Produce daily, weekly, and monthly reports for senior management, including project progress updates and commercial performance reporting to the Operations Director and Board.
  • Ensure all commercial activities comply with contractual obligations, company standards, and industry regulations.
  • Utilise strong organisational and multitasking skills to effectively manage competing priorities across multiple live projects.


What We’re Looking For:

  • Relevant qualification in Quantity Surveying, Commercial Management, Construction Management, or a related discipline.
  • Minimum 10 years’ experience in a Commercial Manager or Senior Quantity Surveying role within the construction industry.
  • Strong experience delivering commercial, industrial & residential construction projects.
  • Excellent knowledge of construction contracts (NEC), cost management, procurement, and commercial reporting.
  • Strong communication and leadership skills with the ability to work collaboratively across multidisciplinary project teams.


Desirable Experience:

  • Managing multiple large-scale projects simultaneously within a fast-paced construction environment.
  • Strong mentoring and team leadership capabilities.
  • Excellent reporting, budgeting, and commercial forecasting skills.
  • Experience with project monitoring systems, procurement scheduling, and quality assurance processes.
