Principal Property Surveyor – Commercial Property

Location: Cambridgeshire

Contract: Temporary

Rate: Up to £45 per hour Umbrella LTD (£38 PAYE)

Hours: 37 hours per week, Monday to Friday

A Local Authority based in Cambridgeshire is seeking an experienced and commercially focused Principal Property Surveyor to join its Property Services team on a temporary basis.

This is an excellent opportunity for an MRICS-qualified surveyor to take a lead role in the management of the Council's commercial investment and corporate property portfolios, delivering a broad range of estate management, valuation and professional surveying services. Working within a high-performing local authority environment, you will support the Council's strategic asset objectives while helping maximise income, investment opportunities and portfolio performance.

Key Responsibilities

  • Deliver day-to-day estate management across the Council's commercial property portfolio
  • Lead on landlord and tenant matters including:
    • Lease renewals
    • Rent reviews
    • New lettings
    • Lease restructures
    • Deeds of variation
    • Dilapidations
  • Undertake acquisitions and disposals of land and property
  • Carry out valuations, appraisals and asset management reviews
  • Develop and implement asset management plans and marketing strategies
  • Ensure properties are properly maintained in line with contractual and statutory obligations
  • Prepare and present reports to Committees and senior stakeholders
  • Maintain accurate property management and valuation records
  • Support budget monitoring, service charge management and financial performance reporting
  • Provide professional property advice to senior officers, elected members and Council departments
  • Supervise and support Property Surveyors, graduates and apprentices where required
  • Occasionally deputise for the Chief Property Surveyor

Candidate Requirements

  • MRICS qualified with a RICS-recognised degree or equivalent qualification
  • Proven post-qualification experience within:
    • Local authority property services, commercial surveying practice or corporate estates
    • Commercial estate management and landlord & tenant work
    • Property valuations, acquisitions and disposals
  • Strong understanding of asset management and commercial property practice
  • Experience managing retail, office, industrial or investment property portfolios
  • Excellent negotiation, communication and stakeholder management skills
  • Strong organisational skills with the ability to manage competing priorities
  • Proficient in Microsoft Office and property management databases/software
  • Ability to lead, support and develop junior staff
  • Full driving licence or ability to travel between sites

Desirable Experience

  • Local government or public sector experience
  • Knowledge of Cambridge property market
  • Experience in asset/development management and project work
  • Familiarity with valuation software and advanced Excel
  • Supervisory or line management experience
