Quantity Surveyor/Estimator
Permanent position located in East Midlands. Requires start ASAP and a 37.5 hour work week (Monday to Friday). One day of working from home.
Overview
This commercial role combines Quantity Surveying and Estimating within a construction environment. It involves tendering new work and managing commercial performance of live projects, ensuring cost control, contract compliance, and profitability throughout the project lifecycle.
Key Responsibilities
Estimating (Pre-Contract)
- Manage tender enquiries and support bid/no-bid decisions
- Review drawings, specifications and tender documentation to define scope
- Request and clarify missing information from clients
- Carry out detailed quantity take-offs and cost build‑ups (labour, materials, plant, prelims)
- Liaise with suppliers and subcontractors to obtain competitive pricing
- Prepare full tender submissions including pricing, clarifications and exclusions
- Support value engineering opportunities where appropriate
- Submit bids and assist with post‑tender negotiations
- Attend client meetings and site visits where required
- Support handover to delivery teams after award
Quantity Surveying / Commercial Management
- Review and manage contract terms in line with agreed tender position and risk profile
- Set up and maintain project cost tracking and reporting systems
- Monitor budgets, cash flow and commercial performance across live projects
- Manage variations, change control and compensation events
- Conduct regular site visits and maintain client relationships
- Support dispute avoidance and contractual resolution
- Manage applications for payment and ensure timely certification
- Track retention, outstanding payments and final account agreements
- Provide cost-to-complete updates and financial reporting
- Work closely with subcontractors and supply chain partners
Skills & Attributes
- Strong quantity surveying background (essential)
- Good understanding of construction contracts (JCT and/or NEC)
- Commercially aware with strong numerical and analytical skills
- Ability to read and interpret drawings and specifications
- Confident communicator with strong negotiation skills
- Organised, detail‑focused and able to manage multiple deadlines
- Comfortable working with clients, subcontractors and senior stakeholders
- Team player with a proactive approach
Requirements
- 5+ years’ experience in quantity surveying within the construction industry (essential)
- Estimating experience beneficial but not essential
- HNC/HND or Degree in construction or quantity surveying (or equivalent)
- Full UK driving licence
- Experience managing both pre‑ and post‑contract commercial duties
