Job Title: Block Manager
Location: Birmingham (Hybrid: 2 days office based, 2 days work from home, 1 day on site)
Salary: £30,000 – £35,000 + £3,600 car allowance

Role Summary: As a Property Manager, you’ll oversee a portfolio of residential and mixed-use developments, acting as the main point of contact for clients, freeholders, and leaseholders. Your mission is to ensure top-tier service delivery while maintaining compliance with regulations and best practices.
Key Responsibilities
- Conduct regular property inspections and generate detailed reports
- Prepare and manage service charge budgets and client accounts
- Coordinate building and directors’ insurance and manage claims
- Organise and attend AGMs, EGMs, and residents’ meetings
- Handle leaseholder correspondence, lease breaches, and complaints
- Oversee contractors, repairs, and planned maintenance
- Support with lease assignments and property sales admin
Requirements
- Strong knowledge of leasehold property management
- Excellent communication and stakeholder management skills
- Organised, detail-oriented, and proactive
- Familiar with relevant legislation and compliance standards
- Prior experience in a similar role is preferred
- Must have a vehicle and drive
