We are currently working with a leading social housing contractor who is looking to appoint an experienced Voids Contracts Manager to oversee planned void refurbishment and upgrade works across Housing Association properties throughout the West Cornwall area.
The Role
As Voids Contracts Manager, you will take full responsibility for managing the end-to-end voids process, ensuring properties are refurbished, upgraded and handed back within agreed timescales, budgets and quality standards.
You will oversee multiple void refurbishment projects simultaneously, managing operational teams, subcontractors and client relationships across the region.
Day to Day Responsibilities
- Managing the full void refurbishment and property upgrade process across social housing stock
- Overseeing site teams, supervisors, direct labour and subcontractors
- Ensuring void properties are delivered back to clients within KPI and SLA targets
- Managing programmes, budgets and operational performance
- Carrying out regular site visits, inspections and quality checks
- Ensuring all works are completed in line with health & safety legislation and company procedures
- Leading toolbox talks, site meetings and performance reviews
- Liaising closely with Housing Associations, tenants and internal departments
- Managing compliance, documentation and reporting
- Monitoring material usage, subcontractor performance and project costs
- Driving customer satisfaction and maintaining excellent service delivery standards
Requirements (Skills & Qualifications)
- Proven experience as a Contracts Manager within the social housing or planned maintenance sector
- Strong background managing void refurbishment programmes
- Excellent knowledge of social housing maintenance and refurbishment works
- SMSTS Certificate desirable
- First Aid at Work preferred
- NVQ, HNC, HND or equivalent construction qualification preferred
- Strong understanding of health & safety and CDM regulations
- Excellent leadership, organisational and client management skills
- Ability to manage multiple projects and operational teams effectively
- IT literate with experience using scheduling and reporting systems
