Block Manager / Senior Block Manager
Salary: £40,000 – £50,000 (£40,000 – £45,000 – Block Manager & £45,000 + to £50,000 SPM). Working arrangement: 4 days in the office, 1 day working from home.
A well established property management team is seeking an experienced Block Manager to join their growing department. This is a client‑facing role focused on delivering high quality residential block management services across a compact and well organised prestigious and high‑end portfolio. The position suits a confident and autonomous operator who can manage their own workload with minimal supervision and contribute immediately to the team’s delivery standards.
Key responsibilities include:
- Managing and maintaining strong relationships with leaseholders, freeholders, and contractors, ensuring clear and consistent communication
- Carrying out regular site inspections and ensuring buildings are maintained to a high standard through proactive management
- Overseeing Section 20 major works programmes, including planning, budgeting, consultation, and delivery oversight
- Attending and supporting AGM meetings, including preparation of documentation and accurate record keeping
- Handling LPE1 and pre‑sale enquiries efficiently to support smooth property transactions
- Monitoring service charge expenditure and working closely with accounts teams to ensure accurate financial reporting
- Ensuring compliance with key statutory requirements including fire safety, health and safety, and relevant building regulations
Candidate requirements:
- Minimum 2 years experience in block management (higher salary reserved for 4/5 years)
- Ideally TPI qualified or working towards qualification (higher salary reserved for qualified candidates)
- Strong understanding of Section 20 processes and major works administration
- Proven ability to manage a portfolio independently with full accountability
- Confident client‑facing communication skills, both written and verbal
- Strong organisational ability with attention to detail and problem solving skills
- Experience using block management systems such as MRI Qube or similar platforms
