Greetham Gilbert is a growing, independent estate agency with a strong presence in Jesmond and ambitious plans for expansion across the North East. We specialise in sales, lettings, and property management, delivering a proactive, results-driven service to our clients.
As part of our continued growth, we are launching a new branch in Whitley Bay, creating an opportunity for an experienced and commercially driven individual to take ownership of a new office and play a key role in shaping its success.
The Opportunity
This is not a standard branch manager role.
We are looking for someone who wants to build, grow, and lead a branch, with a clear focus on winning instructions, generating revenue, and establishing market presence.
The branch will benefit from a centralised support structure based in our Jesmond head office, handling administration and property management functions. This allows you to focus on what matters most, business generation, client relationships, and driving performance.
You will initially lead a small team of two staff members, alongside a dedicated valuer working across both Jesmond and Whitley Bay.
We have ambitious plans to grow both our branch network and team across the North East. For the right individual, this role offers genuine progression and the opportunity to play a key role in the future growth of the business.
Key Responsibilities
Business Growth & Market Share
- Win instructions across both sales and lettings through proactive business generation
- Establish and grow Greetham Gilbert’s presence in the Coastal market
- Build relationships with landlords, vendors, investors, and local contacts
- Identify opportunities to increase market share and drive branch profitability
Sales & Lettings Performance
- Manage the full pipeline across both departments
- Work closely with the valuer to maximise conversion
- Drive performance against targets, KPIs, and revenue goals
- Lead negotiations on key deals
Team Leadership
- Manage, motivate, and develop a team of two staff
- Set clear targets and drive accountability
- Create a high-performance, results-driven office culture
Client & Relationship Management
- Deliver a high level of service to all clients
- Build long-term relationships with landlords, vendors, and investors
- Handle negotiations and complex situations professionally
Compliance & Standards
- Ensure all activity is compliant with current legislation
- Maintain high standards across sales and lettings
- Work closely with the central team to ensure smooth operations
About You
- Proven track record in estate agency sales and/or lettings management
- Strong ability to win instructions and generate new business
- Commercially driven with a focus on results and growth
- Confident leader with experience managing a team
- Excellent communication and negotiation skills
- Knowledge of the costal market is advantageous
- Ideally full UK driving licence and access to a vehicle but not essential
What We Offer
- Basic salary in the region of £28,000 – £35,000 (depending on experience)
- On Target Earnings (OTE): £45,000 +
- Uncapped commission structure linked to both personal performance and overall branch revenue
