Job Purpose
To deliver professional property management services across a portfolio of commercial properties, including day-to-day management and coordination of insurance claims.
Key Responsibilities
- Provide effective property management services to clients.
- Carry out regular property inspections and follow-up actions as required.
- Prepare, manage and monitor service charge budgets and expenditure.
- Liaise with facilities and accounts teams to ensure efficient building operations, credit control and service charge reconciliation in line with RICS guidance.
- Build positive relationships with tenants, support lease renewals and maximise income.
- Review properties and recommend improvements to enhance asset value. Interpret, advise on and enforce leases, licences and tenant applications.
- Instruct and manage contractors, overseeing work and reporting progress.
- Coordinate insurance claims with insurers, facilities managers and contractors.
- Prepare client reports including inspections, arrears, income and quarterly updates.
- Support statutory and compliance obligations across the portfolio.
- Maintain effective communication with clients, tenants and professional advisers.
- Travel regularly to properties across the UK.
- Undertake additional duties as required to ensure effective property management.
Person Specification
Skills & Experience
- Strong organisational skills with the ability to produce clear, concise reports.
- Sound knowledge of property management, building construction, service charges and budgets.
- Good understanding of landlord and tenant legislation, health, safety and environmental requirements.
- Minimum of 4 years’ experience managing service charges and budgets.
- Excellent time management, able to prioritise workload and meet deadlines.
- Strong communication, negotiation and problem-solving skills.
- Self‑motivated, adaptable and effective both independently and within a team.
- Good IT skills, particularly Microsoft Word, Excel and TRAMPS.
- Full clean driving licence.
