Job Description:

The successful candidate will be responsible for collecting real-time, targeted property information from agencies, systematically processing unstructured market feedback into investment insights, and directly supporting land bidding and site acquisition decisions.

Unlike traditional investment analysts who sit behind databases, this role expects you to extract what is not published: real sales velocity, buyer psychology shifts, product performance gaps, and agency-led deal flow.

Through your intelligence work, you will be expected to answer a recurring set of investment questions spanning commercial strategy, market dynamics, customer behaviour, location fundamentals, and long-term asset value — and to present your findings in a clear, structured format that directly informs acquisition decisions.

Key Responsibilities

1. Market Cycle & Local Dynamics Analysis

Translate frontline experience into investment judgment

  • Leverage firsthand knowledge to characterise local sales performance across different market cycles (upturn, downturn, stabilisation)
  • Analyse regional submarkets with granular understanding of price elasticity, inventory digestion periods, and project-level transaction characteristics
  • Apply deep experience in customer psychology (e.g., purchase triggers, resistance points, willingness to pay for specific product features) to assess future site potential
  • Evaluate product attributes (unit mix, floor plans, finishes, amenities) and benchmark against competing projects using real-time agency feedback

2. Real-Time Property Intelligence & Agency Sourcing

  • Proactively build, manage, and leverage a high-trust agency network to collect targeted, time-sensitive property information (new listings, withdrawals, price cuts, bulk deals, off‑market opportunities)
  • Flexibly and creatively surface local project information and real‑time sales status that does not appear in any public database or internal system
  • Design lightweight daily/weekly intelligence feeds: transaction pace by project, agent sentiment, buyer visit-to-conversion ratios, and unusual market activities

3. Data Processing & Analytical Application

From street anecdotes to investment‑grade evidence

  • Clean, structure, and validate raw, fragmented data from multiple agency sources
  • Apply appropriate analytical methods – including comparable sales analysis, run‑rate extrapolation, time‑series trend detection, and volume‑weighted average pricing
  • Produce dashboards, heatmaps, and standardised project tracking sheets
  • Support site feasibility models with empirical inputs derived from agency‑sourced transaction data, not just listed prices

Must‑Have

  • Currently or recently working in real estate agency / brokerage / project sales frontline for 2+ years (residential, commercial, or mixed‑use)
  • Proven ability to extract actual transaction data and real sales pace from agents / site sales teams, not just published averages
  • Deep, lived understanding of:
  • Local market cycles and regional differences
  • Buyer psychology across different segments
  • Product feature sensitivity (layout, orientation, floor level, finishes)
  • Demonstrated interest in land acquisition, site analysis, or developer‑side investment decisions

Highly Desirable

  • Basic financial / investment logic understanding (IRR, payback, land premium)
  • Data processing experience or willingness to learn quickly
  • Programming or BI tool proficiency
  • Resourceful and persistent – able to dig out hard‑to‑get sales information without burning relationships
  • Street‑smart and structured – able to convert conversations into clean data points
  • High integrity – knows how to handle confidential information appropriately and ethically
  • Eager to learn – wants to move from ‘knowing the market’ to ‘valuing sites’
  • Proactive work style – comfortable moving frequently between agency networks and the investment desk
  • Field‑oriented – prefers gathering firsthand intelligence through site visits and personal interaction over relying solely on secondary data
