Quantity Surveyor / Project Monitoring Surveyor
Cubica Capital is a private real estate investment and development company specialising in large-scale office-to-residential conversion projects across the United Kingdom.
Our primary focus is the acquisition, development, and long‑term operation of build‑to‑rent (BTR) schemes. We operate an integrated platform covering acquisitions, development, construction, and asset management, allowing us to move quickly and deliver projects efficiently at scale.
We are currently delivering multiple large-scale residential conversion projects and are seeking an experienced Quantity Surveyor / Project Monitoring Surveyor to join our growing team in London.
The Role
This is a hands‑on commercial role working across large‑scale office‑to‑residential conversion and build‑to‑rent developments.
The successful candidate will be responsible for cost control, valuations, procurement, commercial reporting, subcontractor management, and project financial monitoring across multiple live construction projects.
You will work closely with directors, project managers, consultants, lenders, and subcontractors to help ensure projects are delivered efficiently, commercially, and within budget.
Key Responsibilities
- Managing commercial and cost control processes across multiple developments
- Preparing and reviewing budgets, valuations, cash flow forecasts, and cost reports
- Monitoring subcontractor packages, procurement, variations, and payments
- Assisting with lender monitoring and drawdown reporting
- Reviewing contractor applications and managing project financial performance
- Preparing and analysing Bills of Quantities (BOQs)
- Supporting contract administration and commercial negotiations
- Working closely with operational and site teams to maintain commercial control throughout the project lifecycle
Requirements
- Experience as a Quantity Surveyor, Commercial Manager, or Monitoring Surveyor
- Strong understanding of construction and development processes
- Experience working on large‑scale residential or conversion schemes
- Strong commercial awareness and financial management skills
- Excellent organisational and communication abilities
- Ability to manage multiple projects in a fast‑paced environment
- Proficiency in Excel and commercial reporting systems
Preferred Experience
- JCT contract knowledge
- Experience with lender monitoring and drawdown processes
- Large‑scale refurbishment or conversion project experience
