We are seeking an experienced person to join our on‑site engineering team as an Estates Maintenance Assistant, reporting to the Fabric Supervisor, who will be an active member of the Estates team responsible for carrying out the safe installation, operation, maintenance, and repair of the Trust’s plant, equipment and buildings. The post holder will be required to work under pressure in emergency situations where the failure to act promptly or safely may result in serious injury, damage or loss of life. Previous NHS experience is not essential although would be useful, and full supplementary training will be provided.
Main duties and responsibilities
- Provide a specialised service supporting new works and maintenance of building, plant and equipment.
- Assist with painting, tiling, plastering, and minor finishing works around baths, showers, sinks and walls/ceilings.
- Respond quickly to maintenance work to keep a satisfactory patient environment; provide time and cost estimates for new works and refurbishment projects.
- Carry out a wide range of tasks related to other trades as competency permits; cross‑train in other trade skills such as lamp/bulb changing, cleaning light diffusers, unblocking WC’s, sink wastes and drains.
- Work with minimal supervision and communicate effectively with colleagues; respond promptly to minor repairs identified during day‑to‑day movements; work flexible hours and support specific projects/maintenance programmes.
- Maintain and update maintenance documentation, including personal time sheets.
- Monitor stock levels of consumables (e.g., paints) and advise the Storekeeper to maintain adequate stock.
- Communicate with nursing and management staff to ensure clear requirements, acceptable service levels and resolved problems; work sensitively with minimum disturbance in patient and visitor areas.
- Suggest improvements to the working environment, especially in health & safety and service provision.
- Ensure safe operation, maintenance and storage of all workshop equipment including hand tools.
- Attend training courses in support of maintenance tasks (COSHH, legionella control, infection control procedures, ladder safety, etc.).
- Instruct, provide guidance and oversee contractors, work experience trainees, etc.; cooperate with hospital contractors as required.
- Observe and comply with the Trust’s Health and Safety policies and infection control precautions.

- Operate electronic communication systems (portable radios) as per policy.
- Use plant and equipment (electric tugs, access platforms, etc.) after suitable training.
- Assist in snow clearance, gritting and road drain unblocking when weather‑appropriate.
- Supervise and assist contractors in carrying out surveys and works, including plant room access.
- Be available for overtime, sometimes on short notice, for shutdowns and servicing of key clinical areas.

Qualifications and Training
- Qualification or certification in Health and Safety, e.g., Construction Skills Certification Scheme (CSCS), Health and Safety passport scheme.
- A recognised qualification in the building trades.
Experience
- Recent and significant post‑qualification experience, preferably within a healthcare environment.
- Experience working to deadlines and prioritising own workload.
- Experience working on large estates in complex working environments.
Knowledge
- Strong written and verbal communication skills.
- Construction and maintenance skills, including familiarity with the relevant regulations and guidance.
- Understanding, interpreting and creating drawings, specifications, schedules and plans.
- IT literate, e.g., email, MS Office, CAFM software.
- Working knowledge of appropriate Health & Safety legislation.
