We are seeking a ‘Residential Property Manager’ to manage a portfolio of high‑quality homes across Central London. Working within our London Property Management team and reporting to the Residential Market Leads, you will deliver outstanding tenancy management, maintain operational excellence, and ensure our properties meet the highest standards.
Responsibilities
- Manage a portfolio of residential properties, acting as the primary point of contact for tenants and delivering a high‑quality customer experience.
- Build strong relationships with tenants from the outset, welcoming new occupiers and supporting them throughout their tenancy.
- Oversee tenancy management across a range of tenancy types, including ASTs, contractual and regulated tenancies.
- Coordinate reactive and planned maintenance, ensuring works are completed efficiently, safely and cost‑effectively.
- Manage emergency issues and day‑to‑day tenant enquiries, ensuring timely resolution.
- Work closely with credit control to monitor rent collection, manage arrears and assist with escalation where required.
- Handle end‑of‑tenancy processes, including notices, negotiations and deposit resolutions.
- Carry out regular tenancy inspections and weekly void inspections, identifying and addressing maintenance or compliance issues.
- Support small‑scale property improvement projects to enhance asset performance and tenant experience.
- Collaborate with block management and facilities management teams to ensure alignment on building operations and tenant communications.
- Maintain accurate property records, compliance documentation and internal systems.
- Build strong relationships with contractors, consultants and internal stakeholders to ensure service delivery in line with expectations.
- Provide flexible working arrangements in line with company policies.
Qualifications
- Proven experience within residential property management.
- Strong understanding of tenancy types, legislation and compliance requirements.
- Excellent customer service skills with the ability to build effective relationships with tenants and stakeholders.
- Organised, proactive and able to manage multiple priorities within a fast‑paced environment.
- Confident communicator, both verbally and in writing.
- Commercially aware, with the ability to balance service delivery, cost and asset performance.
- Comfortable managing maintenance issues, contractors and tenant queries.
- Supportive of continuous improvement and service excellence; ARLA qualification is desirable.
- Experience using property management systems is beneficial.
- Proficient in Microsoft 365.
