Core focus of the Property Manager
As a Property Manager, you’ll be responsible for the operational and statutory management of a portfolio of residential buildings, ensuring they remain safe, compliant, and well-maintained. You will manage all aspects of leasehold property management including budgets, service delivery, contractor performance, and building safety compliance.
This is a role for a confident, organised professional who understands the importance of proactive communication, regulatory compliance, and high service standards within the leasehold management sector.
Day-to-day of the role
- Manage a designated portfolio of residential leasehold developments across London.
- Oversee all aspects of building safety compliance, including fire risk assessments, health & safety audits, asbestos, water hygiene, and remedial works.
- Ensure compliance with the Building Safety Act and other relevant housing legislation.
- Prepare, monitor, and reconcile service charge budgets, ensuring financial accuracy and transparency.
- Conduct regular site inspections, identifying issues and coordinating repairs, maintenance, and improvement works.
- Manage contractor procurement and performance, ensuring value for money and quality service delivery.
- Act as the main point of contact for leaseholders, residents, and freeholders, maintaining excellent communication and customer service.
- Attend residents’ meetings, AGMs, and liaise with clients to provide professional property management advice.
- Maintain accurate records and ensure all statutory documentation is up to date and compliant.
Skills you need
- Proven experience in leasehold property management within a managing agent or property management company.
- Strong understanding of landlord & tenant legislation, building compliance, and health & safety regulations.
- Excellent organisational and stakeholder management skills.
- Holds or is working towards TPI (The Property Institute) or MTPI qualification (essential/desirable depending on experience).
- Additional qualifications such as IOSH, NEBOSH, or RICS are advantageous.
- Confident in using property management systems and MS Office.
