Site Agent – Buildings Asset Management

Location: Warrington – North West & Central

Sector: Rail – Buildings Asset Management (CP7)

About the Role

We are looking for an experienced Site Agent to join our Warrington-based team, delivering a diverse portfolio of rail station and civil engineering projects, maintenance, and renewals across the North West & Central region. This dynamic, fast‑paced role involves leading multiple schemes from planning through to completion, ensuring they are delivered safely, efficiently, on time and within budget.

What You’ll Be Doing

Project & Site Leadership

  • Lead day-to-day site activities across multiple projects
  • Plan, coordinate and supervise works from mobilisation to completion
  • Ensure delivery in line with programme, budget and quality expectations

Health, Safety & Compliance

  • Ensure all works comply with relevant legislation, contract requirements, health & safety plans, environmental and quality standards
  • Promote a strong safety‑first culture across all teams

Commercial & Programme Control

  • Work closely with commercial teams to manage costs and protect margins
  • Monitor progress and manage variations, risks and change control
  • Ensure tender allowances and budgets are maintained

Stakeholder & Client Engagement

  • Build strong working relationships with Network Rail, clients and stakeholders
  • Coordinate with internal teams, subcontractors and suppliers
  • Provide regular reporting on progress, risks and performance

Team & Delivery Management

  • Lead multidisciplinary site teams and subcontractors
  • Drive performance, productivity and quality across projects
  • Support continuous improvement and best practice delivery

About You

  • Experience as a Site Agent or Sub Agent within rail, civils or infrastructure maintenance
  • Strong knowledge of civil engineering and building asset maintenance works
  • Ability to manage multiple projects in a fast‑paced environment
  • Strong leadership, communication and organisational skills
  • Experience working within Network Rail or NEC contracts (desirable)

Qualifications & Skills

Essential

  • PTS (Personal Track Safety)
  • Management / Project Management qualification or equivalent experience

Desirable

  • HNC/HND/Degree in Civil Engineering (or similar)
  • SMSTS
