The Assistant Manager is responsible for coordinating and delivering leasing and reservation activities, and assisting the Community Manager in managing the portfolio to meet revenue, occupancy, resident retention, and leasing goals.

Key Responsibilities

  1. Demonstrate core values consistently as a role model.
  2. Ensure property meets company standards, follow up on viewings, and gather feedback.
  3. Participate in leasing by generating traffic, qualifying prospects, preparing documentation, and managing move-in/move-out procedures.
  4. Use property systems for reporting, monitoring unit availability, and recording maintenance and incidents.
  5. Engage with residents to improve service delivery and promote satisfaction and retention.
  6. Oversee on-site inquiries, manage apartment inventory, and monitor sales activities.
  7. Implement advertising and promotional activities effectively.
  8. Maintain local knowledge and stay informed on market and competitor conditions.
  9. Coordinate tenancy management, including inspections, evictions, and lease expirations.
  10. Monitor rent payments, chase arrears, and promote tenancy extensions.
  11. Work with maintenance to ensure community standards and inspect show flats.
  12. Motivate and develop team members to meet leasing and occupancy targets.
  13. Assist in training and ensuring team understanding of legal and safety policies.
  14. Provide timely reports to investors and respond to client concerns.
  15. Analyze operational reports to resolve leasing issues and explore revenue opportunities.
  16. Act as Community Manager in their absence and participate in out-of-hours support.
  17. Ensure compliance with policies, laws, and regulations.

About You

  • Good general education.
  • Proficient in Microsoft Office; property software training provided.

Experience & Skills

  • Successful leasing/sales performance management experience, including P&L and budget responsibility.
  • Knowledge of Landlord/Tenant legislation.
  • Team player with ability to work independently.
  • Flexible, adaptable, and culturally aware.
  • Fluent in English, with strong organizational, numerical, and negotiation skills.
  • Enthusiastic about delivering excellent stakeholder experiences and continuous improvement.
