Maintenance Technician – Role Summary

The Maintenance Technician enhances resident experience by providing a high standard of repairs, maintenance tasks, planned and unplanned work, and statutory compliance for building fabric and mechanical/electrical systems.

Key Responsibilities

  • Act as part of the Community team, ensuring residents enjoy a high level of cleanliness and support.
  • Communicate effectively with customers, clients and colleagues, demonstrating clear understanding of issues and initiating appropriate responses.
  • Maintain services within agreed budgetary & resource parameters.
  • Monitor the electronic maintenance reporting system (Onsite) daily, ensuring tasks are completed to high standard and within suitable timescales; coordinate with tenants when required.
  • Administer all property maintenance records in accordance with Greystar policies and procedures.
  • Maintain adequate levels of spares, stock and supplies; plan forward effectively.
  • Respond to after‑hours calls that cannot be resolved on site by referring to appropriate contractors.
  • Undertake repair and maintenance tasks to a high quality, including plumbing, joinery, carpentry, painting/decorating, lighting maintenance and statutory testing.
  • Respond to health and safety matters promptly and appropriately.
  • Move furniture and heavy items on site as required.
  • Inspect and maintain common parts of the site, including refuse and recycling facilities, ensuring highest standards of repair and cleanliness.
  • Coordinate and supervise contractors/suppliers executing minor works on site.
  • Monitor subcontractor performance to standard, retaining accurate records of site operations, RAMS & permits to work.
  • Assist the Community Manager with key management tasks, ensuring high levels of security.
  • Accompany external contractors on site in line with key management and access policies.
  • Verify statutory insurance and qualifications of contractors.
  • Maintain gardens and grounds, supervising external contractors as required.
  • Maintain statutory testing records; carry out annual PAT testing, emergency lighting inspections, weekly fire alarm tests and fire evacuations.
  • Practice proper safety techniques per company and safe system of work guidelines.
  • Report incidents or accidents to the Community Manager using the correct system and documentation.
  • Review site risk assessments in collaboration with the Community Manager.
  • Optimize utility efficiency.

Qualifications and Skills

  • Reasonable general education to O’ Level / GCSE level or equivalent, with demonstrable written and numerical skills.
  • Awareness of H&S requirements on site.
  • Recognized trade qualification, e.g., Building Crafts Operative Certificate, City & Guilds or NVQ relevant to repairs and maintenance in residential buildings (desirable).
  • Experience in domestic residential maintenance or general builder/residential construction in plumbing, electrical or carpentry.
  • Fluent English verbal and written communication skills.
  • Friendly, professional, courteous demeanor towards colleagues and residents.
  • Strong teamwork and relationship building, influencing skills.
  • Positive attitude; ability to work with little supervision.
  • Capability to determine cost‑effective solutions to repairs.
  • Desirable contractor & supplier supervision skills.
  • Excellent organizational skills, able to multi‑task and prioritize.
  • Numerical competency for activity completion.
  • Flexible, adaptable to a changing environment.
