Our client is looking for a Residential Property Solicitor to join a busy and well‑established residential property team. The successful candidate will handle a varied caseload of residential property matters, providing pragmatic legal advice, excellent client care and efficient case management. This is a client‑facing role offering exposure to a broad range of transactions within a supportive firm that values professional development, collaborative working and high standards of service.
Salary £50,000 – £65,000 – Hybrid Working
Key responsibilities
- Manage a personal caseload of residential property matters from matter opening through to completion and post‑completion, ensuring timely progress and consistent client updates.
- Provide legal advice to clients on sales, purchases, remortgages, transfers of equity and leasehold issues, identifying risks and proposing pragmatic solutions.
- Draft, review and approve contract packs, transfer deeds, lease documentation, completion statements and related conveyancing documentation in line with firm precedents and client requirements.
- Conduct and review property searches, raise and respond to requisitions on title, review title documents and advise on title defects and remedies.
- Liaise with clients, solicitors, estate agents, mortgage brokers, lenders, surveyors, managing agents and the Land Registry to progress transactions and resolve enquiries.
- Manage mortgage lender requirements and conditions, obtain redemption figures, administer remortgages and negotiate with lenders and brokers where necessary.
- Ensure compliance with client verification and anti‑money laundering (AML) procedures, conducting ID and source of funds checks and maintaining audit‑ready files.
- Provide accurate fee estimates and client care documentation, support timely billing and maintain clear file records in line with firm policies.
- Deal with leasehold matters including obtaining management information, responding to service charge enquiries, handling lease extensions and statutory notices.
- Contribute to the development and maintenance of precedents, workflows and checklists, identifying opportunities to improve processes and adopt efficient digital working practices.
- Supervise and mentor junior fee earners or paralegals as required, contributing to training and knowledge sharing within the team.
Key skills and experience required
- Qualified solicitor with solid experience in residential conveyancing, comfortable running a caseload of sales, purchases and remortgages.
- Demonstrable experience drafting and reviewing contract packs, transfer documents, SDLT returns and Land Registry applications.
- Practical knowledge of leasehold and landlord and tenant issues, including experience working with managing agents and service charge information.
- Strong attention to detail with the ability to identify and advise on title and search issues, and to take appropriate steps to mitigate risk.
- Excellent communication and client care skills, able to manage client expectations and build professional relationships with third parties.
- Commitment to compliance with AML and client identification procedures, maintaining audit‑ready documentation and clear file management.
- Good organisational skills with the ability to prioritise competing deadlines and maintain high standards under pressure.
- Proactive, commercially aware and client‑focused, with a willingness to contribute to process improvement and business development.
- Proficiency with case management systems and standard office IT applications, and a willingness to adopt firm systems and digital workflows.
