The Role & Team
The Residential Sales team delivers a comprehensive range of plot sale services to developers. This includes shared ownership and open market sales, interim and final staircasing, licence to assign applications, lease extensions and buy-back/re-sales, among other matters.
The team supports a broad spectrum of residential conveyancing work from acquisition through to sale and beyond, ensuring all client needs are met.
They act for a diverse client base, including private developers, registered providers and local authorities, advising on all aspects of residential site set-up and plot sales conveyancing and transactions during the life‑cycle of the development. They do not act for individuals.
The role involves managing a varied caseload in respect of new build development matters nationwide including leasehold and freehold schemes. This includes working closely with the acquisition team (whether internal or external) and clients to obtain key documentation required for sales, drafting the sales packs including preparing transfers and/or leases (including shared ownership leases) for all manner of developments including multi‑phased, multi‑tenure schemes, and providing ongoing support to a dedicated sales team of paralegals and CILEX‑qualified fee earners throughout the sales lifecycle.
What you’ll be doing
As part of an experienced and supportive team you will:
- Set up development sites for plot sales, including the preparation of precedent documentation and related sale packs.
- Provide input to the acquisition team during the course of acquisition in respect of title documentation and their compatibility with sales.
- Liaise with wider teams at Trowers for specialist advice (e.g. our energy team in respect of ESCO arrangements at developments or our nationwide litigation teams).
- Act for both private developers and social housing providers, including registered providers and local authorities, in the preparation of model documents.
- Assist with the supervision and support to the dedicated sales and post‑sales teams (made up of paralegals and CILEX‑qualified fee earners) as they administer sales and post‑sale transactions (such as final staircasing of shared ownership leases).
- Contribute to business development activities, including client presentations, seminars, and the preparation of articles and briefing notes.
- Manage client relationships and maintaining billing targets in line with the firm’s financial objectives.
What you’ll need
- Qualified solicitor with a minimum of 3 years’ PQE or equivalent experience in residential development/plot sales work.
- Demonstrable experience acting on site setup matters for private developers and/or registered providers.
- Strong drafting and negotiation skills across a range of residential development documentation.
- Ability to manage a varied caseload independently and to tight deadlines.
- Excellent client care and communication skills.
- Commercially minded with a proactive and solutions‑focused approach.
- Experience of working with affordable housing tenures, in particular shared ownership and right to buy/right to acquire, is advantageous but not essential.
