The role:
Responsibilities
- Administrating new tenancy agreements or tenancy extensions/renewals.
- Coordinating with contractors regarding maintenance and/or repair requirements.
- Processing eviction requests in accordance with the necessary legal requirements.
- Ensuring all properties meet current regulatory health and safety standards.
- Consulting with property owners and tenants to ensure all their needs are met.
- Facilitating tenants’ moving in and moving out inventory.
- Arranging mid tenancy inspections and ensuring that any issues raised are highlighted to the Landlord.
- Ensuring that service charge and ground rent invoices are processed on receipt, and funds are reserved as necessary.
- Dealing with contractual paperwork arising during the course of the tenancy.
- Ensuring rent arrears are kept to a minimum by dealing with issues arising in a timely manner and informing the client accounting team of any problems as soon as they arise.
- Arranging the checkout and deposit release process, including assessing the checkout for potential deposit deductions and negotiating between the Landlord and Tenant.
- Ensuring that utilities and council tax are informed of new tenancies and that accounts are settled by the Tenant at the end of tenancies before the deposit is released.
- Dealing with insurance claims, liaising with loss adjusters and arranging any estimates required.
- In addition to the tasks described above, the job holder may be required to carry out other duties as may reasonably be required from time to time.
Requirements
- Experience in a letting/property role.
- Must be driven and ambitious and have a professional approach.
- Confident with good communication skills.
