JOB DESCRIPTION
JOB TITLE: Building Supervisor (with no supervision)
REPORTS TO: School Principal
JOB PURPOSE To provide cleaning and non-cleaning services under the direction of the designated line manager or other authorised person and in accordance with the practices and procedures of the Education Authority.
MAIN DUTIES AND RESPONSIBILITIES
- Security (including school meals accommodation):
- Security of the premises and its contents.
- Open and close the premises and grounds, unless authorised otherwise.
- Ensure that all windows are closed, and doors/gates are locked at the end of each day.
- Safe custody of the keys and allocation to cleaning staff; keys returned at end of day.
- Operate and monitor security camera system and store tapes where appropriate.
- Operate fire alarm, burglar alarm and building security systems and report faults.
- Attend after-hour break-ins and vandalism; ensure premises are secure and cleaned when clearance is given and report any unauthorised entry or damage.
- Report suspicious activity during normal hours to ensure a safe working environment.
- Report breaches of security (e.g., needles or suspicious substance abuse) per Education Authority policy.
- Apply grit/rock salt in snow/frost to keep pathways clear.
- Mechanical and Electrical Services
- Efficient operation of boiler/heating system for value for money and energy conservation.
- Lighting and heating of the premises and routine maintenance of plant including shared areas.
- Ensure adequate fuel is requisitioned in good time.
- Monitor and document usage of fuel, water and electricity.
- Replace lamps, tubes and plugs up to 3.35m height as required.
- Inspect and report defects on firefighting equipment.
- Chemically dose, clean and maintain water levels of any swimming/hydrotherapy pools.
- Cleaning
- Clean the premises except areas used solely for school meals.
- Plan, organise and control the work of cleaning staff (if applicable); the supervisor also undertakes cleaning duties.
- Plan periodic work in consultation with service users; report plans to designated line manager.
- Recommend and implement changes to improve economy, standards or ease of operation.
- Monitor materials and equipment; advise on appropriateness.
- Ensure hard surfaces, paths and ornamental grounds are clean; keep litter-free.
- Ensure external drains and kitchen grease-traps are clear within 3.35m.
- Wash and clean bins (including school meals bins); empty litter bins daily.
- Provide ongoing cleaning service to deal with spills, flooding, and other issues; clean midday toilets as needed.
- Replenish toilet rolls, soaps, paper towels and requisites as required.
- Daily inspection of sandpits and removal of contaminated sand; clean and replace contents as required.
- Clean external signs and lighting up to 3.35m; clean non-electrical fittings on equipment.
- Maintain adequate supplies of materials and equipment within budget; report defects promptly.
- Prepare premises for after-school activities and for normal use; clean fixed glass surfaces up to 3.35m.
- Ensure cleaning staff wear PPE as provided.
- Ensure cleaning standards meet board standards; investigate complaints and take corrective action as needed.
- Porterage
- Receive and transport stores, materials, school meals and milk; distribute to storage points.
- Despatch laundry, goods and materials; assist with setting out/removing tables and chairs when rooms are used for dual purposes.
- Transport refuse bins to collection points.
- Prepare rooms for examinations and other purposes.
- Administration
- Prepare reports on cleaning and premises defects; maintain records of stocks and equipment.
- Organise engagement of outside contractors as authorised; monitor their presence and report deviations.
- Complete all paperwork related to the post and write reports when required.
- Maintain records of staff attendance, holidays and absences.
- Handyperson Duties
- Within the competence of the post-holder.
- General Conditions
- All duties must comply with: a) Health and Safety at Work (NI) Order 1978; b) Acts of Parliament, Regulations and other legal requirements; c) COSHH Regulations; d) Codes of Practice.
- Training
- Building supervisors will accept training for duties up to and including their own grade, or higher levels if required by the authority. Induction/refreshers for cleaning staff may be provided with records kept.
- Elections
- In elections, the building supervisor may be required to perform duties as determined by the joint negotiating committee; exact duties issued as required.
- Other Duties
- Falling within the grade as required.
