LightWork AI is building the operating system for modern property management.
Our platform, Felicity, is an intelligent AI assistant that automates the operational workload that slows down property managers, letting agents and build-to-rent teams. Felicity manages communications, compliance workflows, maintenance coordination and scheduling: enabling property businesses to operate with the efficiency of modern digital platforms.
The UK property management services industry is a £33B market undergoing a structural shift toward automation. Property teams currently spend up to 75% of their time on repetitive operational admin, and our AI is designed to automate up to 80–90% of these workflows.
We are already live with pilot customers, with overwhelmingly positive feedback and strong demand as we scale toward revenue in 2026.

The role
Most early-stage companies have a product, a sales motion, and a founder who’s holding everything else together with willpower. This role exists to change that.
You’ll work directly with the co-founders to build the operational backbone of LightWork AI, the systems, processes, frameworks, and legal infrastructure that let a fast-moving company scale without breaking. You’ll sit across every function, talk to every team lead, and take initiative to identify what’s not working and fix it before anyone has to ask

This isn’t a support role. You’ll own the operating model, drive OKR and KPI frameworks, and make the business sharper and faster as it grows. On the legal side, you’ll own contracts and compliance, not as a lawyer advising from the sidelines, but as an operator who gets things done.
As the operational foundations are established, this role will naturally expand into GTM strategy and commercial execution. The person who builds the operating model will be well-placed to help scale it.

What you’ll own
BizOps
• Own the company’s operating rhythm: design and embed the OKR and KPI frameworks that keep every team aligned and accountable
• Work directly with every department and team lead to understand how work gets done, where the friction is, and what needs to change
• Build and maintain the operating model: org structure, headcount forecasting, capacity planning, and the roadmap for future hires as the business scales
• Design, document, and implement the operational processes that don’t yet exist, then make sure they actually stick
• Identify inefficiencies across the business and take initiative to fix them, without waiting to be asked
• Support the founders in preparing for customer proposals, board meetings, investor conversations, and key strategic decisions
• Track priorities across the business and flag what’s slipping before it becomes a problem
Legal & Contracts
• Own the end-to-end contract process: MSAs, SaaS agreements, NDAs, DPAs, supplier contracts, and employment agreements
• Draft, review, and negotiate commercial contracts with customers, partners, and vendors
• Build and maintain a contract management system and template library
• Identify and flag legal and commercial risk before it becomes a problem
• Manage relationships with external legal counsel and brief them efficiently
• Support data protection and privacy obligations: GDPR compliance, DPA agreements, privacy policies, and new AI law regulations
• Advise on IP ownership, software licensing, and data handling as the product evolves
Systems
• Own the internal tools stack: evaluate, implement, and embed the systems the business runs on (CRM, engineering, project management, HR, compliance tooling)
• Ensure every system is connected, adopted, and actually used, not just purchased
• Keep the business investor- and audit-ready at all times
Compliance & Risk
• Own the company’s compliance posture end-to-end: policies, frameworks, and certifications
• Lead the company towards key information security certifications, from gap analysis to sign-off
• Maintain and evolve information security policies, incident response procedures, and supplier risk assessments
• Track the regulatory landscape relevant to AI, PropTech, and B2B SaaS and flag anything material
HR & People Operations
• Partner with the founders on hiring processes, offer coordination, and negotiations
• Own people ops: employment contracts, onboarding and policies
• Manage HR compliance: right to work checks, PAYE, and statutory obligations
• Build the people infrastructure and culture that will scale with the team
What we’re looking for
Must-haves
• Experience in a BizOps, Chief of Staff, SecOps or operational role at a high-growth startup or scaleup, or legal experience at a Magic Circle, Silver Circle, or top-tier firm with a strong desire to move into operations
• Proven ability to build and own operational frameworks (OKRs, KPIs, operating models, headcount planning), not just execute within them
• Strong contract drafting and negotiation skills: you can mark up an MSA, not just read one
• High agency: you identify problems, propose solutions, and implement them without being asked
• Exceptionally strong written English: precise, clear, and persuasive under pressure
• Commercially literate: you understand that speed, revenue, and client relationships are the priority
• Fluent with AI tools: you already use LLMs and AI-assisted workflows to move faster
• Comfortable working across every function in the business, from product to finance to commercial
• Discretion: you’ll be in the room for conversations that don’t leave the room
• Comfortable working 5 days per week in our Victoria office
• Must have existing UK work authorisation. We are unable to sponsor visas for this role
The person we’re looking for looks like one of:
• An early BizOps hire, Chief of Staff or SecOps hire at a startup who’s built operating infrastructure from scratch
• A trained solicitor (NQ to 3 PQE) from a Magic Circle or Silver Circle firm, ready to go fully in-house and get their hands dirty in operations
Nice-to-haves
• Experience with SaaS or AI product contracts, data processing agreements, or B2B technology transactions
• Experience owning compliance certifications (ISO 27001, SOC 2, Cyber Essentials) or managing risk and regulatory obligations in a commercial environment
• PropTech, fintech, or regulated industry background
• Familiarity with GDPR and UK data protection law
• Experience implementing HR or compliance systems (Personio, CharlieHR, Vanta, Drata, or similar)
• Exposure to GTM strategy, revenue operations, or commercial scaling
