LightWork AI is building the operating system for modern property management.

Our platform, Felicity, is an intelligent AI assistant that automates the operational workload that slows down property managers, letting agents and build-to-rent teams. Felicity manages communications, compliance workflows, maintenance coordination and scheduling: enabling property businesses to operate with the efficiency of modern digital platforms.

The UK property management services industry is a £33B market undergoing a structural shift toward automation. Property teams currently spend up to 75% of their time on repetitive operational admin, and our AI is designed to automate up to 80-90% of these workflows.

We are already live with pilot customers, with overwhelmingly positive feedback and strong demand as we scale toward revenue in 2026.

The role

This role sits at the financial core of the company. You’ll work directly with the co-founders to own the numbers from day-to-day bookkeeping and management accounts through to financial planning, investor reporting, and statutory compliance.

The best person for this role isn’t just an accountant. They understand that clean, accurate financials are the foundation that lets founders make good decisions and raise money with confidence. You’ll be the person who makes sure nothing falls through the cracks on the books or anywhere else.

You’ll also have the opportunity to grow beyond pure finance. As a Founder’s Associate, you’ll be exposed to every part of the business and take on broader strategic and operational projects as the company scales.

What you’ll own

Finance & Accounting (Primary)

• Own the books end-to-end: bookkeeping, bank reconciliations, accounts payable and receivable

• Prepare monthly management accounts and present financial performance to the founders

• Build and maintain cash flow forecasts and burn rate tracking, flagging risks before they become problems

• Develop and own customer economic value models: quantifying the ROI and value creation LightWork AI delivers to property management clients

• Build and maintain valuation models (DCF, revenue multiples, and comparables) to support fundraising, investor conversations, and strategic decision-making

• Design and own dynamic pricing and forecasting models: scenario-based tools that inform pricing strategy, revenue planning, and costing decisions as the business scales

• Lead the annual statutory accounts process and liaise with external auditors

• Manage VAT returns, payroll, PAYE, and all HMRC obligations

• Support R&D tax credit claims and SEIS/EIS compliance

• Implement and own the financial systems and processes that will scale with the business

Fundraising Support

• Prepare investor-ready financial models, data rooms, and financial due diligence materials

• Own the financial narrative in investor decks and updates

• Ensure financial records are always audit-ready and investor-ready

Broader Founder’s Associate Work

• Support the founders on ad hoc strategic and operational projects

• Track priorities across the business and flag what’s slipping before it matters

• Take ownership of projects that don’t yet have a home

What we’re looking for

Must-haves

• ACA or ACCA qualified (or finalist within 6 months of completion)

• 2–3 years of post-qualification experience in practice (Big 4, mid-tier, or similar) or in a finance role at a startup or scaleup

• Comfortable owning management accounts, cash flow, and statutory compliance independently

• Strong Excel and financial modelling skills: you can build a financial model from scratch, not just maintain one

• High agency: you move without being asked and take full ownership of outcomes

• Commercially literate: you understand that revenue and cash are the priority

• Fluent with AI tools: you use LLMs and AI-assisted workflows to move faster

• Exceptional attention to detail and a zero-error mentality on financial outputs

• Comfortable with ambiguity and able to context-switch rapidly in a fast-moving environment

• Comfortable working 5 days per week in our Victoria office

• Must have existing UK work authorisation: we are unable to sponsor visas for this role

Nice-to-haves

• Experience at a startup or scaleup (ideally sub-50 people)

• Exposure to SEIS/EIS, R&D tax credits, or fundraising due diligence

• PropTech, fintech, or B2B SaaS background

• Experience implementing or owning finance systems (Xero, QuickBooks, or similar)
