This is a pivotal role within a business growing at pace, with a strong pipeline and the financial backing to transact. You will identify and secure development sites suitable for new care home delivery across the patch, operating with a high degree of autonomy and reporting directly into senior leadership.

- esProactively identify and source development land suitable for care home schemes across Nottinghamshire, Leicestershire, and the wider East Midlan
- dsBuild and maintain a pipeline of off-market and on-market opportunities through direct landowner engagement, agent relationships, and market intelligen
- ceLead all aspects of site appraisal — financial viability, planning assessment, operational fit — and present recommendations to the boa
- rdNegotiate heads of terms and manage the acquisition process through to exchange, working alongside legal and planning tea
- msManage and develop relationships with landowners, agents, local authorities, and planning consultants across the regi
- onCommission and review reports from specialist consultants (planning, ecology, drainage, highways) to inform acquisition decisio
- nsMonitor planning policy, local development plans, and emerging allocation opportunities across the East Midlan
