Job Description:

We are working with a leading UK care home developer to appoint a Land Manager to cover the East Midlands, with a primary focus on Nottinghamshire and Leicestershire. This is a pivotal role within a business growing at pace, with a strong pipeline and the financial backing to transact. You will identify and secure development sites suitable for new care home delivery across the patch, operating with a high degree of autonomy and reporting directly into senior leadership.

With an ambitious five-year expansion plan, they are looking for a commercially sharp land professional with strong East Midlands market knowledge to join an already high-performing team

.Key Responsibiliti

  • esProactively identify and source development land suitable for care home schemes across Nottinghamshire, Leicestershire, and the wider East Midlan
  • dsBuild and maintain a pipeline of off-market and on-market opportunities through direct landowner engagement, agent relationships, and market intelligen
  • ceLead all aspects of site appraisal — financial viability, planning assessment, operational fit — and present recommendations to the boa
  • rdNegotiate heads of terms and manage the acquisition process through to exchange, working alongside legal and planning tea
  • msManage and develop relationships with landowners, agents, local authorities, and planning consultants across the regi
  • onCommission and review reports from specialist consultants (planning, ecology, drainage, highways) to inform acquisition decisio
  • nsMonitor planning policy, local development plans, and emerging allocation opportunities across the East Midlan
  • dsMaintain accurate pipeline records and report regularly to the Land Direct

orExperience & Qualificati

  • onsProven track record in land acquisition or land promotion, ideally within care, residential, or healthcare developm
  • entStrong knowledge of the East Midlands land market and established relationships with local agents, landowners, and planning authorit
  • iesStrong understanding of the UK planning system, including the NPPF, Local Plans, and Use Class
  • C2Experience appraising development sites, running financial viability models, and presenting investment pap
  • ersCommercially astute negotiator with a demonstrable deal history — able to close on both option agreements and freehold acquisiti
  • onsMRICS, MRTPI, or equivalent preferred — strong track record considered in l
