About this role
We are looking for a personable, proactive and customer-focused Lettings Negotiator to support the successful leasing of our Build-To-Rent (BTR) communities across multiple sites within the region. This is a highly customer-facing role focused on delivering exceptional viewing and move-in experience for prospective residents while supporting occupancy across our buildings.
The role will primarily be site-based and will involve regular travel between our communities across Watford, Barking and Bracknell, therefore a full UK driving license and flexibility to travel is essential.

What you will do
Youll strive to deliver an exceptional letting experience for prospective residents while supporting occupancy targets across our BTR communities.
This role reports to the Head of Lettings.
Lettings & Customer Experience
Act as brand ambassador and first point of contact for prospective residents
Conduct apartment and amenity viewings across multiple sites, promoting the lifestyle and benefits of the community
Build an understanding of prospective residents requirements to match suitable apartments and services
Review prospective resident requirements to ensure suitable apartments are shown
Develop strong knowledge of building layouts, apartment types, amenities and local areas
Deliver a professional, welcoming and customer-focused experience throughout the lettings journey
Support promotion of the buildings and local marketing initiatives where required
Support negotiations and progression of applicants through to move-in
Coordinate with the Resident Services Hub regarding tenancy progression and move-in readiness
Work collaboratively with property management and resident services teams to support occupancy targets and service standards across our BTR communities
Travel regularly between sites within the region (Watford, Barking & Bracknell) as required
Site & Operational Support (where applicable)
At smaller sites where there is no on-site concierge, the successful candidate may also support day-to-day operational and resident service activities.
Carry out move-in appointments including building tours, fire safety procedures, inventory sign-off and key handovers
Ensure apartments are clean, safe, and ready prior to resident move-ins
Report defects, maintenance concerns and H&S issues appropriately
Visit apartments to assess reported issues before contractor attendance where required
Support access management including fob and parking access setup
Assist with providing CCTV footage to authorities upon request, in line with established policies
Provide contractor access and support site inspections where necessary
Support residents with general on-site queries, including lockout assistance where required
Maintain a professional appearance and presentation at all times as a visible representative of the brand
Take pride in maintaining welcoming, safe and well-presented environments across buildings
Promote sustainability initiatives including recycling and responsible use of building resources
About you – your experience, knowledge and skills. Ideally you will have:
GCSE qualifications in English and Maths (or equivalent)
Exceptional Microsoft Office and IT skills, with confidence using CRM, property management and internal communication skills
Previous experience within lettings, hospitality, property, customer service or another customer service environment
Experience working in a fast-paced, target driven environment
Strong written and verbal communication skills
Excellent organizational skills with the ability to prioritise workload effectively
Ability to work independently whilst collaborating positively within a team
Professional, personable and confident approach with strong relationship building skills
High attention to detail and ability to remain calm under pressure
Full UK driving license and willingness to travel between sites regularly.

A competitive salary range of £ 29,000 – £35,000
