Description
Our office is based in Norwich, and candidates must be located locally to support the Norfolk and Suffolk region.
37-hour working week – weekend working will be required as needed.
Hybrid working pattern, giving you a balance of home and office-based work.
Employment is subject to satisfactory Right to Work checks, a Basic DBS with check and where applicable, a medical assessment.

A Site Manager will be at the heart of delivering safe, high-quality construction and maintenance projects across our property portfolio. Working within our Infrastructure & Major Projects team, you’ll support senior leadership in overseeing site activities, managing contractors, and ensuring our stations, depots, and wider assets are maintained to the highest standards.
Key Responsibilities
- Support the delivery of construction and maintenance works, ensuring they are safe, cost-effective, and aligned with best practice.
- Manage day-to-day site activities, including contractor performance, issue resolution, and progress monitoring.
- Conduct pre-works and post-works inspections, assess variations, and input accurate data into asset management systems.
- Assist in the refurbishment and redevelopment of station renewal programmes.
- Monitor project expenditure and support validation of contractor payment applications.
- Carry out regular site safety inspections, audits, and quality checks, producing detailed reports.
- Maintain a strong on-site presence to ensure compliance with safety standards and prevent operational risk.
- Build effective relationships across internal teams and external contractors, promoting collaboration and best practice.
- Ensure all works comply with safety regulations, including CDM requirements, and company policies.
Skills, Knowledge & Expertise
- Knowledge of building services and asset management principles.
- ONC/HNC in Building, Building Services, or a related discipline (desirable).
- Experience managing sites and overseeing multi-disciplinary contractors and site operations.
- Proven experience in construction or inspection within the railway or a similar industry.
- Experience managing site safety and quality in live operational environments, with knowledge of CDM regulations and safe systems of work.
- Awareness of rail industry construction and safety management systems.
- Familiarity with station or building maintenance.
- Solid organisational skills with the ability to prioritise workload, maintain attention to detail, and adapt to changing priorities.
- Excellent interpersonal and communication skills, with a collaborative approach to working.
- Commercial awareness and financial understanding.
- Environmental awareness and understanding of sustainable practices.
