Senior QS / Commercial Manager – Progression to Commercial Director

Luxury Residential – New Build – £100k+ Equity Opportunity

Location: Central London – Hybrid Working

We are partnering with an ambitious, well-funded construction SME specialising in luxury, low-volume residential and housebuilding projects to appoint a Senior QS / Commercial Manager with a clear pathway to Commercial Director.

Having recently secured investment, the business is entering an exciting period of growth, with a strong pipeline of high-quality residential developments across London and Home Counties with an ambitious three year growth plan.

This is a rare opportunity for a commercially driven Senior QS / Commercial Manager who is ready to step into a broader leadership role, helping shape the commercial function and progressing into a Commercial Director position within 12 months.

The Opportunity

Initially, you will take ownership of commercial delivery across a portfolio of luxury residential projects, working closely with the leadership team. As the business grows, you will play a key role in developing commercial strategy, systems, and the wider QS function.

You will:

• Take ownership of project commercial performance, profitability, and reporting

• Drive cost control, CVRs, cashflow management, and margin protection

• Lead procurement, subcontract management, valuations, variations, and final accounts

• Support pre-contract strategy, tendering, pricing, and risk management

• Manage commercial relationships with clients, consultants, and supply chain partners

• Introduce robust commercial processes and governance as the company scales

• Mentor and develop junior commercial team members

• Progress into Commercial Director responsibility, leading the commercial function

About You

You will be an experienced Senior QS / Commercial Manager looking for the next step in your career.

Ideally, you will have:

• Experience working for a UK main contractor or residential developer

• Background in luxury residential, high-end refurbishment, or quality-led housebuilding

• Strong understanding of JCT contracts, procurement, and commercial risk

• Ability to manage projects from pre-construction through to completion

• Confidence working with senior stakeholders and company directors

• A hands-on, entrepreneurial approach suited to a growing SME environment

• Ambition to progress into a board-level commercial leadership role

RICS or equivalent qualification is desirable but not essential.
