Job Description:

This is a high-autonomy role focused on maximising income performance across a multi-asset UK retail portfolio. The successful candidate will take ownership of tenant relationship management, rent collection, and lease negotiations, with a particular emphasis on resolving complex occupancy issues and driving value through proactive asset management.

Working alongside property managers, legal advisors, and external agents, you will be the primary interface between the landlord and a diverse tenant base—ranging from national operators to independent occupiers.

Key responsibilities include:

  • Leading all aspects of tenant negotiations, including rent reviews, lease renewals, regears, and surrender agreements, with a view to optimising rental income and securing long-term occupancy
  • Driving rent collection and arrears management, implementing robust processes to minimise income leakage and improve cash flow predictability
  • Managing difficult tenant situations with diplomacy and commercial pragmatism—including underperforming occupiers, persistent arrears cases, and lease enforcement matters—while preserving relationships where possible
  • Collaborating closely with property management teams to align operational delivery with asset performance goals, ensuring service charge efficiency and building standards are maintained
  • Conducting regular tenant performance reviews and market benchmarking to inform lease strategy and early risk identification
  • Preparing concise, data-led investment papers and internal reports for senior stakeholders and investors
  • Contributing to broader asset strategy, including tenant mix optimisation, vacancy mitigation, and repositioning initiatives

Candidate Profile

  • 2–4 years’ post-qualification experience in asset management, leasing, or property management, with demonstrable exposure to rent review negotiations and arrears recovery
  • Proven ability to handle contentious tenant conversations with confidence, resilience, and sound commercial judgement
  • Strong working knowledge of UK retail leases, landlord and tenant legislation, and service charge mechanics
  • Excellent interpersonal and influencing skills—comfortable engaging with occupiers at all levels, from store managers to regional directors
  • Highly numerate, with the ability to interpret financial data, model lease scenarios, and present clear recommendations
  • Self-sufficient, calm under pressure, and capable of managing multiple workstreams across a geographically dispersed portfolio
