Job Description:

Senior Estimator –Social Housing Refurbishment & Planned Maintenance

North London / Essex | Full-time | Permanent

Up to £110,000 DOE + benefits

You’re at your best at the front end of a project.

You know how refurbishment and planned maintenance schemes are won — pricing incomplete information, understanding risk, and making commercial decisions that hold up once work is live. You understand occupied environments, framework work, and the realities of social housing delivery.

This role puts you at the heart of pre-construction. You’ll lead estimates, interrogate scope, engage the supply chain, and influence pricing strategy across refurbishment and planned maintenance programmes. Your numbers matter because you’ll stay close enough to see how they translate into delivery.

This isn’t a siloed estimating function, it’s a role where your judgement carries through the lifecycle.

What you’ll be involved in

You’ll prepare and manage estimates, review drawings and specifications, assess risk, test the market, and contribute to tender submissions that are competitive and deliverable. You’ll also remain commercially engaged as projects move into delivery, supporting value engineering, cost control and commercial continuity.

You’ll work closely with pre-construction, commercial and operational teams, with visibility across how projects are won and delivered.

Necessary experience

  • 5+ years’ experience estimating within refurbishment, planned maintenance or social housing
  • Strong understanding of pricing strategy, risk and margin in live environments
  • Comfortable managing multiple tenders and deadlines
  • Confident using estimating software (Causeway, Conquest or similar

If you want a senior estimating role where your input genuinely shapes outcomes, this is worth a conversation.

Quantity Surveyors with the same exposure will also be considered for projects around London.
